Live-Out Assistant Superintendent

About the Position
We are seeking a reliable, customer-focused Live-Out Assistant Superintendent to join our team at a well-maintained condominium community in Guelph. Reporting to the Property Manager and Superintendent, you will play a key role in maintaining the property’s appearance, assisting residents, and supporting the day-to-day operation of the building.
This is an excellent opportunity for someone who enjoys hands-on maintenance work, takes pride in keeping a property in excellent condition, and provides exceptional customer service.
Key Responsibilities
Perform daily inspections of common areas, mechanical rooms, and building grounds.Complete general maintenance and minor repairs, including plumbing, electrical, painting, drywall, carpentry, and door hardware.Respond promptly to resident service requests and maintenance work orders.Maintain the cleanliness and presentation of common areas, amenity spaces, and exterior grounds.Assist with garbage and recycling management.Coordinate and work alongside contractors and service providers as required.Monitor building systems and report maintenance issues to management.Assist with seasonal property maintenance, including snow removal, salting walkways, landscaping, and outdoor upkeep.Support fire and life safety inspections and emergency procedures.Participate in an on-call rotation for after-hours emergencies.Maintain accurate maintenance records and complete work orders in a timely manner.Foster positive relationships with residents while providing professional, courteous service.
Qualifications
Previous experience as an Assistant Superintendent, Building Operator, Maintenance Technician, or similar property maintenance role preferred.Strong knowledge of general building maintenance, including plumbing, electrical, drywall, painting, and minor mechanical repairs.Excellent problem-solving and organizational skills.Strong customer service and communication abilities.Ability to work independently and prioritize multiple tasks.Basic computer skills for work order management and communication.Valid Ontario G Driver’s Licence is considered an asset.Ability to lift up to 50 lbs and perform physical work, including climbing stairs and working outdoors in varying weather conditions.A clear Criminal Record Check will be required.

Schedule
