About the Role
Our client is undertaking a major redevelopment project involving a portion of an existing mall property in London, Ontario. This is a large-scale, multi-year construction and redevelopment project backed by experienced international investors with significant construction and development expertise.
Key Responsibilities
The Senior Project Manager will be responsible for leading the project through all major phases, including planning, due diligence, design coordination, approvals, construction, occupancy, and close-out.
- Lead the full project lifecycle from feasibility, pre-construction, design coordination, tendering, construction, occupancy, and project close-out.
- Act as the primary local representative for ownership and investors throughout the redevelopment process.
- Manage project schedules, budgets, procurement plans, cash flow forecasts, reporting, and risk registers.
- Coordinate architects, engineers, planning consultants, contractors, trades, municipal authorities, and other project stakeholders.
- Oversee construction activities on an occupied or partially operational site, including phased work, tenant coordination, access planning, safety, and disruption management.
- Review and manage construction drawings, consultant reports, project documentation, contracts, change orders, RFIs, site instructions, and progress claims.
- Coordinate permit submissions, zoning-related requirements, building permit processes, inspections, and occupancy approvals.
- Ensure project compliance with the Ontario Building Code, Ontario Fire Code, applicable municipal by-laws, health and safety requirements, accessibility standards, and environmental obligations.
- Monitor contractor and consultant performance to ensure scope, quality, schedule, and budget expectations are met.
- Identify project risks early and recommend practical solutions to ownership.
- Prepare regular project updates, reports, meeting minutes, budget summaries, and schedule updates for ownership, investors, and internal stakeholders.
- Support negotiation and issue resolution with contractors, consultants, authorities, tenants, and project partners.
- Ensure proper coordination of required P.Eng., licensed architect, consultant, and Authority Having Jurisdiction sign-offs (building permits and zoning, fire codes, ESA etc.) technically complex scopes.
Qualifications
- Bachelor’s degree in Civil Engineering, Architecture, Construction Management, or a related technical discipline.
- PMP, Gold Seal Certification, LEED AP, or equivalent credentials are considered strong assets.
- Additional training or experience in cost estimating, contract administration, development approvals, or BIM is considered an asset.
- Minimum 5–8+ years of progressive construction project management experience.
- Strong track record managing residential development, redevelopment, retrofit, reconstruction, or change-of-use projects.
- Experience with mixed-use, retail, shopping centre, mall redevelopment, or complex multi-phase projects is strongly preferred.
- Experience working with a developer, owner’s representative, construction manager, or general contractor is considered an asset.
Required Experience & Knowledge
- Proven ability to manage construction budgets, schedules, trades, consultants, and multidisciplinary teams.
- Strong understanding of project controls, including scheduling, budgeting, procurement planning, cash flow forecasting, change management, and risk mitigation.
- Experience navigating municipal approvals, zoning processes, building permits, inspections, and occupancy permits in Ontario.
- Working knowledge of applicable Ontario construction, building code, fire code, health and safety, accessibility, and environmental compliance requirements.
Compensation
The Salary range for this role is $140,000 to $170,000. The actual base salary a successful candidate will be offered within this range will vary based on factors relevant to the position.
Pay: $140,000.00-$170,000.00 per year
