Position Summary:
We are seeking an experienced and entrepreneurial Senior Director, CMHC Securitization to lead Cameron Stephens’ CMHC-insured securitization function. This individual will be responsible for managing relationships with all CMHC aggregators, securitization partners, and CMHC-insured construction investors while overseeing the firm’s end-to-end CMHC pipeline strategy.
The Senior Director will serve as Cameron Stephens’ internal subject matter expert on CMHC-insured lending, working closely with Origination, Underwriting, Investment Management, and Executive Leadership to optimize deal execution, pricing, investor placement, and portfolio growth. This role is critical to ensuring the successful scaling of Cameron Stephens’ CMHC-insured construction and term lending business.
The successful candidate will combine deep CMHC expertise, strong institutional investor relationships, structured finance knowledge, credit discipline, and leadership capabilities to support the continued growth of Cameron Stephens’ national CMHC platform.
Key Responsibilities
Investor Acquisition & Relationship Management
Serve as the primary relationship manager for all CMHC aggregators, securitization partners, institutional purchasers, and CMHC-insured construction investors.
Maintain and deepen strategic relationships with existing investor partners while identifying and onboarding new investor relationships.
Conduct regular investor meetings to understand evolving investment mandates, pricing objectives, risk tolerances, and allocation capacities.
Negotiate program agreements, purchase commitments, and strategic partnership arrangements.
Act as the principal point of escalation for investor matters involving deal structuring, pricing, execution, and portfolio performance.
Represent Cameron Stephens at industry conferences, investor meetings, and CMHC events.
CMHC Deal Pipeline Management
Oversee Cameron Stephens’ national pipeline of CMHC-insured construction and term loan opportunities.
Monitor investor capacity and securitization availability to ensure efficient execution of all approved transactions.
Coordinate closely with investor partners to secure sufficient capacity for future deal volumes.
Develop and maintain pipeline forecasts, investor allocation plans, and execution strategies.
Lead quarterly and annual business planning exercises related to CMHC lending growth and investor funding requirements.
Provide regular reporting to senior management on pipeline volumes, conversion rates, investor capacity, funding commitments, and market trends.
Identify potential bottlenecks and proactively develop solutions to maintain efficient deal execution.
Pricing, Structuring & Origination Support
Serve as the internal authority on CMHC-insured loan pricing, structuring, and investor requirements.
Provide guidance to the Origination Team regarding:
Loan sizing parameters
Debt service coverage requirements
Investor-specific structure preferences
CMHC underwriting parameters
Pricing competitiveness
Construction lending requirements
MLI Select requirements and optimization strategies
MBS/CMB securitization considerations
Work closely with Originators during the early stages of deal assessment to maximize probability of execution.
Develop and maintain current investor pricing matrices and underwriting parameters.
Provide market intelligence regarding competitor pricing, investor activity, and emerging CMHC trends.
Internal CMHC Subject Matter Expert
Act as Cameron Stephens’ leading internal resource for CMHC policy, underwriting requirements, insurance products, securitization programs, and market developments.
Develop and deliver ongoing training programs for staff across Origination, Underwriting, and Investment Management.
Maintain internal policies, procedures, templates, and best practices for CMHC-insured lending.
Provide guidance regarding:
CMHC insurance requirements
MLI Select program eligibility
Affordable housing incentives
Green building programs
Construction lending requirements
Term lending execution strategies
MBS/CMB securitization programs
Monitor industry developments and communicate material updates across the organization.
Support recruiting, onboarding, and professional development initiatives related to CMHC lending.
Internal Credit Committee Leadership
Chair Cameron Stephens’ Internal Credit Committee for all CMHC-insured transactions.
Establish and maintain consistent underwriting standards and credit approval processes.
Ensure that transactions presented to investors meet Cameron Stephens’ credit, quality, and reputational standards.
Challenge underwriting assumptions and identify material risks prior to investor presentation.
Ensure all credit decisions are properly documented and aligned with approved policies.
Lead portfolio reviews and thematic analyses of underwriting performance.
Recommend enhancements to underwriting standards and risk management frameworks.
Strategic Growth & Business Development
Partner with senior management to develop and execute Cameron Stephens’ long-term CMHC lending strategy.
Support the development of new investor relationships, lending products, and funding structures.
Identify opportunities to improve operational efficiency, execution timelines, and investor satisfaction.
Contribute to business planning, budgeting, and strategic initiatives.
Assist with market positioning and thought leadership initiatives within the CMHC lending industry.
Collaborate with Investment Management on portfolio strategy and capital allocation decisions.
Communication, Reporting & Leadership
Provide regular updates to senior management regarding pipeline activity, investor engagement, market developments, and strategic initiatives.
Foster a culture of accountability, collaboration, urgency, and continuous improvement.
Mentor junior team members and contribute to organizational development.
Lead by example through professionalism, integrity, and strong client service.

What we believe our ideal candidate will possess:
Undergraduate degree in Finance, Business, Real Estate, Economics, or a related discipline.
Minimum 5+ years of commercial real estate finance experience.
Minimum 5+ years of direct experience in CMHC-insured lending, securitization, syndication, or capital markets.
Extensive knowledge of:
CMHC insurance programs
Commercial mortgage underwriting
Multi-residential construction lending
MBS/CMB securitization
Established relationships with major CMHC aggregators and institutional investors.
Proven relationship management capabilities.
Professional designation such as CFA, CPA, CBV, MBA, or equivalent would be considered an asset.
