Off-Site Caretaker / Property Manager – 39-Unit Apartment (South Side)
We are seeking an experienced Off-Site Caretaker to manage a 39-unit apartment building on the south side of Edmonton. This role is well suited to a dependable, hands-on professional who understands tenant relations, emergency response, and property maintenance—while balancing fairness, accountability, and asset protection.
Key Responsibilities
- Key role would be related to leasing-lease up of units and renewals
- Serve as the primary point of contact for tenant concerns, complaints, and inquiries
- Carry and respond to the after-hours emergency phone, assessing and coordinating urgent issues
- Apply a strong working knowledge of Alberta Residential Tenancies legislation when handling tenant matters
- Coordinate, schedule, and manage trades and contractors for repairs, maintenance, and emergencies
- Oversee ongoing building maintenance and ensure issues are resolved promptly and cost-effectively
- Conduct regular property inspections and report on building condition and needs
- Manage move-ins, move-outs, and unit turnovers
- Enforce lease agreements and building policies in a fair, professional, and consistent manner
- Maintain clear records and communicate updates to management
Qualifications & Experience
- Proven experience in property management or residential caretaking (multi-unit preferred)
- Solid understanding of Alberta tenant and landlord laws
- Demonstrated experience handling tenant complaints and emergency situations
- Strong organizational, communication, and problem-solving skills
- Ability to work independently and take ownership of responsibilities
- Comfortable coordinating multiple trades and managing maintenance workflows
What We’re Looking For
You are calm under pressure, fair but firm, and proactive. You communicate clearly, follow through on commitments, and have experience with tenant relations. The position will require reliable weekend and weeknight availability, as suite showings often occur on Saturdays and Sundays. To ensure timely filling of vacancies, the caretaker must be able to accommodate weekend and evening viewing requests when units are open.
Compensation
Compensation will be commensurate with experience.
