Building Operator
Location: Calgary, Alberta
Employment Type: Full-Time, Permanent
Compensation: $75,000 - $85,000 per year + On-Call Pay

About the Role
As a Building Operator, you will play a key role in maintaining the safe, efficient, and reliable operation of our residential portfolio. You will be responsible for the operation, maintenance, and inspection of building systems while supporting residents, property teams, and contractors across assigned properties.

Key Responsibilities
Building Operations & Mechanical Systems
- Monitor, operate, and maintain HVAC, plumbing, electrical, and mechanical systems.
- Perform routine inspections of boilers, pumps, air handling units, mechanical rooms, and related equipment.
- Operate Building Automation Systems and computerized building controls.
- Maintain the cleanliness, organization, and overall condition of mechanical rooms and service areas.
- Troubleshoot building system issues and coordinate repairs as required.
Preventative Maintenance
- Complete preventative maintenance activities on scheduled cycles.
- Replace filters, belts, and mechanical components as required.
- Maintain accurate preventative maintenance records and documentation.
- Support energy efficiency initiatives and continuous improvement efforts.
Life Safety & Compliance
- Conduct inspections and testing of fire alarms, emergency lighting, fire pumps, and life safety systems.
- Support generator testing and emergency preparedness activities.
- Ensure compliance with applicable safety regulations, operational standards, and company policies.
Resident Service & Work Orders
- Respond to resident maintenance requests and complete work orders in a timely and professional manner.
- Perform preventative suite maintenance and minor repairs.
- Assist with suite turnover inspections and make-ready activities.
- Deliver excellent customer service while interacting with residents.
Contractor Coordination & Administration
- Coordinate vendor and contractor access for specialized maintenance and repair work.
- Maintain accurate maintenance logs, inspection records, and service reports.
- Ensure all maintenance activities are properly documented and tracked.
Emergency Response
- Participate in a rotating on-call schedule.
- Respond to after-hours emergencies including water leaks, heating failures, mechanical issues, and other urgent building concerns.
- Support business continuity and emergency response efforts as required.
Qualifications
- 4th or 5th Class Power Engineering Certificate (required).
- ABSA certification (required).
- Strong knowledge of HVAC, boiler, plumbing, electrical, and mechanical systems.
- Experience operating Building Automation Systems and computerized building controls.
- Strong troubleshooting and problem-solving abilities.
- Excellent organizational skills and attention to detail.
- Ability to prioritize competing demands in a fast-paced environment.
- Strong communication and customer service skills.
- Valid Class 5 Driver's Licence and reliable transportation.
Preferred Qualifications
- Additional HVAC, refrigeration, or mechanical systems training.
- Experience in multifamily residential, commercial, or institutional building operations.
- Experience with maintenance management software or work order systems.
- Knowledge of preventative maintenance best practices.
