We are a growing Design, Engineering & Manufacturing company based in South Surrey with clients across North America. Our 40-person team manufactures a broad range of products and custom projects for our customers, Including the EXO Prefabricated Building System.
The core of the EXO product are the proprietary wall and roof panels, which provide speed of construction and quality improvements over traditional construction. EXO is currently focused on new schools and school additions in BC, with future growth leading to other sectors and expanded geographic areas. The EXO product line will be at the centre of that growth.

OVERVIEW:
Reporting to the Director of Product, the Product Engineer is the engineering and execution backbone of the EXO product team. Where the Product Designer owns design intent, the Product Engineer owns the rigor that turns ideas into specified, tested, and manufacturable products, stage-gate discipline, technical validation, and the documentation that lets Manufacturing, Construction, and Sales operate from a single source of truth.
EXO is transitioning from project-by-project innovation to a spec'able, off-the-shelf product platform. This role drives that transition, ensuring every panel advancement is structurally sound, performance-validated, code-compliant, and ready for repeatable production. If you bring engineering fluency, process discipline, and a bias for closure, this is a high-impact seat.
RESPONSIBILITIES:
Product Development Process & Stage-Gate Execution
- Drive product development from concept to launch using a defined stage-gate methodology
- Own roadmap execution, milestones, dependencies, decision points, surfacing risks early
- Define and enforce gate criteria at each development stage
- Maintain the backlog, prioritized against the Director of Product's roadmap
- Coordinate inputs across Manufacturing, D&E, Construction, and Sales at each stage
- Document decisions, rationale, and findings to preserve institutional knowledge
Engineering Analysis & Technical Validation
- Conduct or coordinate structural, thermal, and envelope analysis for panel system advancements and variants
- Develop and execute test plans (structural, thermal, air/water/vapor, fire, acoustic), in-house and with certified testing facilities
- Translate test results into specifications, data sheets, and technical claims that satisfy engineering and code requirements
- Verify designs against the BC and National Building Codes and applicable performance standards (envelope, energy, fire, structural)
- Partner with external consultants on engineering reviews, stamps, and code path strategies
- Lead failure investigation and root-cause analysis for manufacturing and field issues
Technical Specifications & Documentation Control
- Author and maintain technical specifications: tolerances, connection details, performance criteria, and installation procedures
- Establish and enforce version control and configuration management for specifications and engineering documentation
- Translate specifications into documentation for Manufacturing (work instructions), Construction (installation guides), and Sales (technical data sheets)
- Propagate specification changes to all related documents, drawings, and templates
Design for Manufacturing & Production Readiness
- Partner with Manufacturing to ensure new and revised products are designed for repeatable, efficient production
- Define manufacturing tolerances and quality assurance criteria
- Lead prototyping and first-article runs for new products
- Identify cost, quality, and throughput improvements through design or process refinement
Cross-Functional Engineering Support
- Partner with the Product Designer on connection systems, interface conditions, and assembly details
- Support Construction in the field, resolving technical issues and adapting to site conditions
- Support Sales on technical proposals and product positioning
- Contribute engineering perspective to innovation discussions and design charrettes
Continuous Improvement & Knowledge Capture
- Capture lessons from projects, prototypes, and production runs; feed insights into specifications and standards
- Track field performance, warranty data, and construction feedback; translate patterns into product and process improvements
- Stay current on building science, prefabricated systems, and relevant code developments
- Recommend and pilot improvements to the development process, tools, templates, gates, and review cadences
REQUIREMENTS:
- A minimum 5 years of engineering experience, with at least 3 years in product development, prefabricated construction, or a related manufacturing-engineering environment
- A minimum of 8 years of construction experience, with expertise in new construction or building envelop
- Demonstrated experience taking a product from concept through development to launch, including coordination with external engineers, testing facilities, and certification bodies
- Background spanning both engineering and manufacturing and/or construction; experience with prefabricated panel systems, mass timber, or modular building technologies an asset
- Bachelor's degree in Mechanical, Structural, Civil, Building, or Architectural Engineering (or related discipline); P.Eng. or EIT preferred
- Working knowledge of BC Building Code, NBCC, and relevant CSA/ASTM/ULC standards for building envelope, structural, and prefabricated systems
- Proficiency in Revit or SolidWorks and Bluebeam Revu; able to read, mark up, and produce technical drawings and details
- Experience writing and maintaining technical specifications, test plans, and validation protocols; familiarity with product lifecycle management an asset
- Disciplined and process-oriented, drives decisions to documented conclusions without over-complicating ambiguous environments
- Strong written communication; produces specifications, reports, and documentation that hold up to engineering and code review
- Comfortable holding the line on standards and stage gate criteria while remaining collaborative; translates engineering language for designers, manufacturers, builders, and sales
- Analytical and evidence-based; self-directed and able to manage multiple parallel workstreams toward a shared outcome
