Position Summary
We are seeking an Accounting & Finance Manager to lead the organization’s accounting operations and support the financial management of our various property portfolio.
This role is responsible for overseeing full-cycle accounting, including financial reporting, accounts payable and receivable, trust and reserve fund accounting, budgeting support, audit coordination, and regulatory compliance. The successful candidate will ensure the accuracy and timeliness of financial reporting, maintain strong internal controls, and deliver meaningful financial insights to Property Managers, condominium Boards, and senior leadership.
The ideal candidate brings experience in property management or condominium accounting, is highly organized and detail-oriented, and is comfortable managing multiple entities in a fast-paced, service-oriented environment.
Key Responsibilities
1. Financial Operations & Condominium Accounting
- Oversee the day-to-day accounting operations for the company and managed condominium corporations, including Accounts Payable, Accounts Receivable, bank reconciliations, reserve fund transactions, and general ledger maintenance.
- Supervise and assist staff with the preparation of monthly billings, analysis, and payments to suppliers.
- Manage monthly financial reporting for condominium corporations, ensuring accuracy, completeness, and timely distribution to Boards of Directors and internal stakeholders.
- Prepare and review financial statements, balance sheet reconciliations, accruals, prepaid expenses, and income statement analyses.
- Prepare and analyze account reconciliations and bank reconciliations, as required, for client condominium corporations.
- Monitor cash flow and operating fund balances for managed properties and ensure appropriate funding levels and financial controls are maintained.
- Oversee common expense recoveries, owner arrears tracking, collection reporting, and payment processing.
- Review and approve vendor payments, EFTs, cheque runs, and wire transfers in accordance with company controls and board-approved budgets.
- Ensure accurate recording and reconciliation of trust accounts and reserve fund accounts in compliance with condominium regulations and company policies.
- Support annual budget preparation processes for condominium corporations in collaboration with Property Managers and Boards.
2. Financial Reporting, Compliance & Audit
- Ensure compliance with GAAP, condominium legislation, trust accounting requirements, and applicable federal/provincial regulations.
- Coordinate year-end audit and review engagements for condominium corporations and corporate entities, including preparation of working papers and liaison with external auditors.
- Assist with corporate tax filings, HST/GST remittances, government reporting, and other regulatory requirements.
- Prepare management reporting packages, KPI dashboards, and financial analysis for senior leadership.
- Perform financial analysis and reporting for SIREG Management and/or condominium corporations, as required.
- Analyze financial results, identify trends, variances, and operational risks, and provide recommendations to improve financial performance and efficiency.
- Maintain accurate financial records and ensure compliance with internal policies, audit requirements, and document retention standards.
3. Internal Controls & Process Improvement
- Develop, implement, and maintain strong accounting procedures and internal controls to safeguard company and client assets.
- Continuously evaluate accounting workflows, reporting processes, and financial systems to improve efficiency, accuracy, and scalability.
- Assist in the implementation and optimization of property management and accounting software systems.
- Establish standardized processes across the property portfolio to support consistency in financial reporting and operational execution.
- Ensure segregation of duties and approval controls are consistently followed across all financial transactions.
- Prepare, analyze, and review operating and capital activity to support internal reporting, financing requirements, and client-based requests.
4. Leadership & Cross-Functional Collaboration
- Provide leadership, mentorship, and day-to-day guidance to accounting team members.
- Work closely with Property Managers, Operations, and Executive Leadership to support financial decision-making and operational planning.
- Respond to financial inquiries from condominium Boards, auditors, vendors, and internal stakeholders in a professional and timely manner.
- Support special projects, process improvement initiatives, and portfolio transitions/acquisitions as required.
- Foster a collaborative, service-oriented culture aligned with SIREG’s commitment to responsive and professional property management.
Qualifications
- Bachelor’s degree in Accounting, Finance, or a related field.
- CPA designation required and in good standing.
- 8-10+ years of progressive accounting experience, preferably within property management, condominium management, real estate, or multi-entity environments.
- Strong understanding of GAAP, financial reporting, and internal controls.
- Experience managing AP/AR processes, trust accounting, bank reconciliations, and month-end/year-end close cycles.
- Experience with condominium/property management accounting software is considered a strong asset.
- Advanced proficiency in Microsoft Excel and accounting/ERP systems.
- Strong analytical, organizational, and problem-solving skills with exceptional attention to detail.
- Ability to manage multiple priorities and deadlines across a diverse property portfolio.
- Excellent communication, leadership, and stakeholder management abilities.
Pay: $50,000.00-$80,000.00 per year
