About the Role
This role sits at the centre of how Refine delivers exceptional homes. As Project Manager, you’ll oversee every phase of construction, from pre-construction planning and permit coordination through to final inspections and client handoff. You’ll work closely with the founders, trades, and clients to keep projects on schedule, on budget, and consistently high-quality.
It’s a hands-on role with a lot of variety; no two projects are the same. As Refine continues to grow, this role offers real opportunity to help shape how we build.
Key Responsibilities
Project Planning & Pre-Construction
- Develop detailed schedules, budgets, and scopes of work for each project
- Coordinate architectural drawings, engineering, surveys, and submissions to the city
- Apply working knowledge of building codes, contracts, regulations, and construction administration
- Conduct site assessments and assist with lot planning, grading, and service coordination
- Coordinate the preparation and issuance of tender documents
Construction Management
- Oversee day-to-day operations of field crews on site, ensuring work is completed safely, correctly, and on schedule (including timeclock tracking and receipts)
- Prepare schedule updates, project progress reports, meeting agendas and minutes, cost tracking updates, and other project correspondence
- Coordinate and supervise trades, subcontractors, and site labour
- Conduct site inspections, chair project and site meetings, and resolve disputes between sub-trades, consultants, and the contractor
- Process change requests, change orders, payment certificates, and other contract or project-related administrative documents
- Provide quality assurance, substantial completion certificates, and final inspection documentation
- Maintain clear, consistent communication with clients throughout the build
- Track and use Buildertrend on a daily basis to manage project data and communication
Budgeting, Cost Control & Procurement
- Track project costs, change orders, and allowances to maintain budget accuracy
- Approve invoices, verify quantities, and manage purchase orders
- Source materials, negotiate pricing, and maintain strong supplier relationships
Requirements & Qualifications
- 3–5 years of experience in residential construction, preferably custom homes or major renovations
- Ability to read and interpret technical and architectural drawings
- Strong understanding of the Ontario Building Code and municipal permit processing
- Proven ability to manage multiple projects simultaneously without losing detail
- Excellent communication skills — with clients, trades, and internal team members
- Organized, proactive, and solutions-oriented under pressure
- Comfortable managing shifting priorities and unexpected challenges
- Valid Class G driver’s licence and reliable transportation (travel between GTA job sites required)
- Willingness to work overtime when project demands require it
