Junior Building Operator
- Assist the Lead Operator with the day-to-day execution of operations and maintenance programs to ensure uninterrupted tenant operations (cleanliness, elevator maintenance, light bulb change, boilers, HVAC, M&E rooms, etc.) is maintained either directly or via building automation systems.
- Develop an understanding of all building equipment and systems.
- Able to troubleshoot and determine causes of operating errors and problem solving.
- Respond to service requests and maintenance demands; record data and ensure completed work meets quality and response requirements.
- Assist in maintaining the Preventative Maintenance Programs, Work Orders and Building Inspections in Building Engines.
- Seasonal landscaping work: snow shoveling and salt when required. Cultivating and watering of flower beds. Parking lot sweeping.
- Able to use and operate exterior maintenance equipment (tractor, brush cutter, etc.)
- Assist with the inventory of equipment, materials and supplies for maintenance activities.
- Track and record all meter consumption data.
- Assist the Lead Operator, where necessary, to coordinate onsite construction projects.
- Assist with the report status of maintenance and repair work.
- Ensure compliance with corporate and legislated policies, procedures, practices and guidelines related to environmental, health and safety, and fire protection.
- Must be able and willing to be available for emergency call-out as required.
- Assist in responding to emergency situations and make repairs or arrange for repairs as needed.
- Assist with contractor coordination, weekend and after-hours access.
- Review and have a general understanding of building drawings, floor plans and mechanical/electrical layouts.
- Assist other departments with event set up and take down.
- Represent York Heritage in enhancing tenant and customer satisfaction and maintaining positive relations.
- Performs other duties, as assigned.
SPECIFIC SKILLS
- Minimum of two (2) years relevant experience in the maintenance and in a building operations role.
- Experience with power tools an asset.
- Must be able to lift-up to 40lbs and have proven safe lifting techniques.
- Able to work outside in all weather conditions, work on ladders and elevated platforms.
- Excellent organization and time management skills.
- Effective verbal and written communication skills; strong customer service orientation.
- Positive attitude toward all aspects of Environment, Health and Safety.
- Knowledge of national and industry codes, regulatory governance and standards such as WHMIS an asset.
- Proven skills using Microsoft Office applications (Excel, Word, Outlook etc.)

Pay: $40,000.00-$60,000.00 per year
