Role Overview
The In-House Property Manager is responsible for the hands-on management and performance of a portfolio of rental properties built and sold through our affiliated companies. Though employed under the builder arm of the business, this role plays a central part in managing tenant relationships, coordinating maintenance, and supporting financial outcomes for properties owned by our investor clients. By ensuring properties are well-maintained, fully leased, and operating efficiently, the Property Manager contributes directly to the success of each asset and the broader investment model.
Key Responsibilities
Tenant & Lease Management
- Serve as the main contact for all tenant needs, including inquiries, complaints, service requests, lease agreements, renewals, and move-in/move-out coordination.
- Maintain positive tenant relations to reduce turnover and maximize occupancy.
- Enforce lease terms and support conflict resolution as needed.
Property Operations
- Oversee regular and emergency maintenance, working with internal crews or external vendors.
- Conduct regular property inspections to ensure upkeep and code compliance.
- Maintain high standards of cleanliness, safety, and habitability across the portfolio.
Financial Support
- Track and support rent collection efforts and follow up on delinquencies.
- Review operational expenses, approve vendor invoices, and assist with property-level budgeting.
- Monitor maintenance costs to ensure sustainability of property cash flow.
Internal Coordination
- Work closely with construction, leasing, and investor relations teams to ensure alignment between build quality, leasing activity, and investor expectations.
- Assist with turnover readiness and feedback to construction on post-build issues affecting tenancy or operations.
Compliance & Risk Mitigation
- Ensure properties comply with municipal, provincial, and national regulations, including safety codes and tenant laws.
- Keep accurate records of repairs, inspections, and incidents.
Strategic Impact
The Property Manager plays a critical role in the overall health of the business. By maintaining high occupancy, minimizing repair costs, and ensuring smooth operations, this position directly supports the profitability of the properties post-sale. This, in turn:
- Helps investor clients realize better returns through stronger cash flow and reduced vacancy risk.
- Supports future investor interest and buy-in for upcoming development projects.
- Ensures the properties generate enough revenue to fund maintenance, repairs, and mortgage payments, preserving asset value and sustainability.
- Contributes to the company’s long-term growth by ensuring the performance of the portfolio reflects well on all business arms — construction, operations, and management.
Qualifications
- Experience in residential or mixed-use property management.
- Knowledge of tenancy laws and building maintenance processes.
- Strong interpersonal, organizational, and communication skills.
- Familiarity with property management software Yardi Breeze.
- Valid driver’s license and reliable transportation required.
- License as a Property Manager through RECA an asset.

- Strong interpersonal skills.
- May require evening/weekend availability for suite showings, tenant needs, and emergencies.
Reporting and Accountability
- The Property Manager reports directly to the Operations Manager.
- Regular updates on occupancy rates, repairs and upkeep, tenant feedback, etc.
Job Type: Full-time
Pay: $55,000.00-$85,000.00 per year
