Position Overview
GeoFocus Group Inc. is seeking an experienced Senior Project Manager to oversee multiple purpose-built apartment rental developments within our growing wood frame construction portfolio.
The successful candidate will lead projects through all phases of construction, from pre-development and tendering through construction, reporting, and close-out. This role requires a strong background in wood frame multi-residential construction, contract administration, scheduling, stakeholder coordination, and field operations management.
Projects range from approximately 9,000 to 15,000 square feet, with individual project values between $2.5M–$3.0M in hard construction costs and a combined portfolio value of approximately $25M over a 3-year span.
Key Responsibilities
Project Management & Construction Administration
- Execute all responsibilities of the Construction Manager under:
- CCDC 17 contracts with trade contractors
- CCDC 5A contracts with owners
- Manage projects from pre-development through construction and project close-out
- Maintain project schedules during both pre-construction and active construction phases
- Prepare and manage monthly project reporting and invoice approvals in coordination with Site Supervisors and Project Coordinators
- Serve as the primary point of contact for clients, consultants, trade contractors, and internal teams
Tendering, Budgeting & Contract Management
- Assist Senior Estimators in preparing:
- Project-specific scopes of work
- Tender packages
- Bid analysis and trade award recommendations
- Project anchor budgets
- Prepare and administer:
- Letters of Intent (LOIs)
- CCDC-17 contracts
- Change orders and change directives
- Manage contract-related issues and documentation throughout the project lifecycle
Scheduling & Technical Coordination
- Develop and maintain construction schedules, preferably using Microsoft Project
- Coordinate and oversee:
- RFIs
- Submittals
- Shop drawing reviews
- Consultant coordination
- Constructability reviews
- Support Project Coordinators with:
- Drawing management
- Document storage
- Meeting minutes
- Autodesk / Procore administration
Site Oversight & Quality Control
- Conduct regular site inspections and deficiency reviews alongside Site Supervisors
- Ensure construction quality meets project specifications and design intent
- Review daily logs, site photos, and video documentation
- Coordinate field reviews and inspections throughout construction
Health & Safety
- Enforce workplace safety standards and regulatory compliance, including OHSA requirements
- Support Project Coordinators and Site Supervisors in maintaining safe work environments and proper site procedures
Qualifications & Experience
- Minimum completion of two full-cycle wood frame multi-residential construction projects of similar scope
- Strong working knowledge of:
- CCDC contracts
- Construction management processes
- Procore and/or Autodesk Construction Cloud
- Microsoft Project
- Experience managing purpose-built rental or multi-residential projects considered an asset
- Strong leadership, communication, and organizational skills
- Ability to manage multiple projects simultaneously while maintaining attention to detail
- Experience coordinating consultants, clients, and trade contractors in a fast-paced environment
Position Details
- Office-based role with weekly site visits as required

Compensation & Benefits
- Competitive salary: $120,000 – $150,000 CAD (commensurate with experience)
