Venture X Community Sales Manager Job Description SUMMARY
The Community Sales Manager will work with Venture X members as a sales consultant helping them purchase the flexible office space solutions that meets their needs. You will maximize revenue and profits at your location by implementing and leading efforts to generate new members, retain members, and increase sales. In addition to the sales responsibility, you will provide excellent customer service to the Venture X members, prospective members, community, internal and external customers. You will always demonstrate a professional image of the Venture X brand and on all platforms.
Responsibilities
Sales Process – Prospecting, Tours, Follow Up, Execution and set up with proper documentation along the process.
- Generate leads and proactive sales by participating and/or hosting networking events and activities.
- Create promotions based on guidelines of pricing from Owner.
- Build relationships with potential businesses and members to sell them the Venture X Value Proposition of services and products.
- Maintain focus on maximizing your sales performance for your location by ensuring all critical key performance metrics are met and exceeded.
- Define and implement the sales strategy for your location working with the staff during the full sales cycle from identifying opportunities to successfully securing the new members.
- Conduct professional and prepared tours with the key elements provided during the tour process.
- Perform consistent follow ups with prospective members via email, phone calls, text messages, or social media messaging.
- Identify prospects by connecting via social media, community, networking events, professional organizations and/or partnerships.
Goals – Achieve all sales, retention, occupancy, networking activities, broker meetings, and collections goals set by Management monthly.
- Maintain 100% occupancy by achieving set sales target goals, retention goals, and manage churn rate.
Marketing - Responsible for external, internal and community to create brand awareness and partnerships
Broker Relationships – Building broker relationships by having meetings via phone, email and in person. Bringing brokers into the space to tour and build the brand awareness to increase broker leads and deals. Create, maintain, and nurture relationships with Commercial Real Estate Brokers.
- Conduct 3 to 5 activities per week w/ a minimum closing of 1 broker deal monthly
- Connect with 3 to 5 new brokers per month
- Create and maintain a contact list for all broker connections.
- Call once per quarter, Expiring Tenant List from CoStar
- Call monthly on Top Deal Makers in your area from the CoStar listings.
Networking – Attend local networking events to create brand awareness. Create networking events for in-house members to promote community and business growth.
- Attend events and network with local start-ups and organizations.
- Drive growth through social media marketing & other various digital advertisements.
- Work on community initiatives curating events.
- Create a collaborative environment amongst our members through events and personal introductions.
- Oversee events to ensure there is a good balance of educational, member appreciation, cultural and lead generation/sales related events.
Current member base – Work with current members to expand, refer, and ensure 100% satisfaction.
- Meet with 1 to 3 current members per week to understand their business, network, needs, and potential growth plan.
- Offer referral promotions to all current members
- Work with current members on upgrades to additional or “next level” products and expansions to larger or additional space.
Promote Feedback and Reviews – Work with current members and potential members when touring to provide feedback via Google and Yelp to help with brand recognition and attracting potential new members.
- After the tour, ask the potential member to provide you a review based on what they saw and the interaction with the sales process.
- As members move in or out of the space, ask the member to complete a survey based on their experience
- Interact with the review and provide feedback to the member.
Renewal & Retention – Process renewals on all members and maintain a minimum of 85% retention rate.
- Process renewals 30 days prior to the notification period.
- Meet with the members to discuss their upcoming renewals
- As members vacate the space, ensure they sign up for a Virtual Plan
Operations – Ensure location is up to Brand Standards via daily, weekly, and monthly location audits.
- Assist Community Coordinator with move ins and move outs.
- Assist Community Coordinator with front desk services.
- Troubleshoot printing, internet, and phone requests.
- Conduct building walkthroughs to always ensure cleanliness and safety.
- Manage all build operations and communicate with market support to ensure highest level of member satisfaction.
- Order and manage stock on consumables.
- Order and maintain toiletries and various office supplies.
- Maintain company standards and expectations of the appearance of the location
- Ensure building and member safety as it relates to fire and emergency plans.
- Manage and maintain relationships with vendors and landlords.
Customer Service – Provide 100% effective and friendly Customer Service with all current and potential members. Response time to any issues reported by a member within 4 to 6 hours with an acknowledgement and confirmation of the issue.
- Provide a timely response to all reported issues by members with continued response until resolution.
- Resolve member issues with professionalism and patience.
Billing – Perform Bill run timely with accuracy by performing audits and running all required reporting to identify any potential issues.
- Assist member with billing issues and/or questions.
- Manage reservations for meeting rooms and events to ensure proper staff and/or items needed for meetings/events.
Collections – Perform collections process to ensure all payments are made timely and any issues with non-payment is addressed prior to end of month with action required.
- Perform Collections upon billing after every bill run.
- Address and Collect on any rejected payments within 24 hours.
- Use the Collections Guidelines to perform all tasks related to payments.
P & L – Run required reports to identify revenue vs. expenses. Identify opportunities on how to increase profits by increasing revenue and/or decreasing expenses.
- Review P&L with owners to strategize in ways to maximize ROI.
Reporting – Running required reports to identify any potential issues and reporting and actioning accordingly.
- Work with the team to prepare daily, weekly, and monthly reports that outline community and sales progress.

QUALIFICATIONS
Education/Experience:
- Any combinations of education, training or general experience in shared office space, commercial real estate, hospitality, co-working, leasing (commercial or residential), property management that would provide the sales background and knowledge base to perform efficiently of all expectations of the job.
PHYSICAL DEMANDS
- Must have the ability to stand on feet for long periods of time.
- Must have the ability to operate a computer and monitor for long periods of time.
- Must be in good physical condition and be able to lift over 50-60 lbs.
