Homebuilding Sales Manager
The responsibilities of this position range from guiding all prospective purchasers through the sales process to leading creative processes that help to increase brand awareness and lead generation. In this role, pre-existing knowledge of marketing and sales processes within the real estate industry is necessary in the ability to foster and enhance relationships across the industry between home buyers, realtors, and other key stakeholders.
Duties and Responsibilities:
Sales & Client Relations
- Manage the complete sales process from initial inquiry to firm sale.
- Respond to leads promptly and book appointments.
- Conduct sales appointments and sales presentations.
- Build and maintain strong relationships with purchasers, real estate agents, and industry partners.
- Provide a high level of customer service throughout the purchasing process.
- Conduct weekend open houses (Saturday and Sunday).
- Follow up with prospects using Follow Up Boss (or other CRM systems) and maintain accurate records.
Lead Generation & CRM Management
- Manage and nurture leads through the CRM.
- Maintain the Lead Journey and White Glove Service process.
- Complete daily follow-up activities including calls, texts, and emails.
- Track all client interactions and update CRM records.
- Assist with lead generation initiatives and sales campaigns.
Sales Administration
- Prepare Agreements of Purchase and Sale.
- Prepare amendments, waivers, notices, and other sales documentation.
- Collect deposits, mortgage approvals, and all required purchaser documentation.
- Ensure all files are complete and accurately maintained.
- Organize and file documents in Dropbox according to company procedures.
- Maintain accurate purchaser records from sale through closing.
Reporting
Complete and submit daily, weekly, monthly, and annual sales reports, including:
- Number of phone calls completed.
- Number of text messages sent.
- Number of appointments completed.
- Tasks completed.
- Sales activity.
- Traffic and any additional reporting requested
Marketing Support
- Assist with marketing initiatives.
- Create and send personal e-blasts.
- Coordinate and send mass text message campaigns.
- Provide feedback on draft marketing campaigns.
- Assist with promotional ideas and sales initiatives.
- Contribute ideas for sales incentives and promotional programs.
Product Knowledge & Market Research
- Maintain expert knowledge of all current communities, pricing, promotions, floor plans, and inventory.
- Stay informed on competing builders, pricing, incentives, and market trends.
- Conduct ongoing market research to support pricing and sales strategies.
- Present competitive market information to management when required.
Décor & Purchaser Experience
- Participate in online décor selection appointments with purchasers.
- Assist purchasers with available selections and upgrades.
- Ensure a seamless customer experience throughout the purchasing process.
Business Development
- Establish and maintain relationships with the brokerage community.
- Attend networking opportunities when required.
- Support initiatives that generate new business opportunities.
- Promote company communities and products to agents and prospective purchasers.
General Responsibilities
- Maintain a professional presentation centre.
- Ensure all sales materials are current and accurate.
- Remain knowledgeable on all company sales programs and incentives.
- Develop and recommend new sales strategies and promotional programs.
- Assist management with additional projects as required.
Requirements
· Experience: 3 to 5+ years of team management and sales experience.
· Education: A bachelor's degree in business or real estate is an asset.
· License: An active real estate license for Ontario
· Industry Knowledge: Deep understanding of real estate markets, construction methods, and building materials.
Skills
· Leadership: Ability to lead all involved parties to sales completion.
· Customer Service: High patience and strong conflict resolution for working with anxious buyers.
· Negotiation: Closing deals and handling contract disputes.
· Computer Savvy: Familiarity with CRM (Customer Relationship Management) software to track leads, plus MLS (Multiple Listing Service) systems to track competitor properties.
· Lead Generation: Network with local real estate agents to bring in buyers.
· Performance Tracking: Track sales performance against budget goals.
· Liaison: Coordinate directly with Project Managers and construction crews to ensure homes are built and delivered on time
