Corley Developments is seeking a live-in Superintendent for a residential apartment building in Kitchener. This individual will work under the direction of the Property Management team and Ownership to implement the administrative and maintenance requirements of the building.
The Superintendent is the Residents’ first point of contact, and as such, a successful Superintendent will be able to handle all necessary responsibilities while maintaining a professional level of customer service. Corley and The Property Management team are committed to supporting the Superintendent in their role to ensure a successful operation and welcoming home for all Residents.
Experience as a Building Superintendent minimum one year required.
The main responsibilities of the Building Superintendent include but are not limited to:
- Supporting a welcoming Resident experience.
- Attending to and performing various maintenance tasks, repairs, inspections, replacements, and other functions associated with a well-functioning building.
- Being proactive in addressing building, safety or maintenance issues.
- Promptly identifying and, to the best ability, raising imminent maintenance or safety issues before a problem occurs.
- Maintaining fire safety logs and updating as required.
- Performing general cleaning, snow removal, landscape work—when not performed by a contractor, or as required.
- General maintenance and repair requirements such as garbage removal, painting, carpentry, cleaning of vacant suites, general repairs.
- Administration of monthly rent collection, in conjunction with the Property Management team. This includes service of formal notice as required from time to time in connection with the administration of the building.
- Following the procedures for dealing with maintenance emergencies.
- Processing work orders, arranging for access to contractors and other required visitors, conducting walkthroughs with Municipal or other jurisdictional bodies.
- Completing the turn-over of vacant units to ensure they are rent-ready for new tenants.
- Working individually and with others to resolve Resident inquiries and issues.
- Administration and management of building supplies, spare parts, and equipment.
- Other duties and responsibilities within the scope and purpose and as reasonably requested by the Property Management team or Ownership.
Requirements:
- General maintenance skills
- Experience in property maintenance or other maintenance-related, customer facing roles
A one-bedroom apartment is provided as a component of the position and is included in the compensation package.

Pay: $4,500.00-$5,000.00 per month
