Senior Project Manager – Construction Management (Multifamily Residential)
We are seeking an experienced and highly motivated Senior Project Manager to join our growing construction management team on an immediate basis. This role will lead the delivery of multifamily residential developments across Ontario, with an active project scheduled to break ground next month in the GTA (Halton Region).
The successful candidate will bring strong design development, budgeting, procurement, and project delivery experience within the Ontario multifamily market, along with the ability to manage complex stakeholder relationships in a fast-paced development environment. This position is ideal for an individual who thrives in a collaborative Construction Management (“CM as Agent under CCDC 5A”) delivery model and is capable of providing leadership from predevelopment through project closeout.
This role offers the opportunity to contribute to both immediate project execution and the continued growth of a rapidly expanding multifamily construction platform.
Position Summary
The Senior Project Manager will oversee all construction management activities associated with multifamily residential developments, including design development coordination, budgeting, procurement support, consultant and trade coordination, schedule management, contract administration, and project execution.
Working closely with ownership, consultants, trade contractors, and internal leadership, the successful candidate will help ensure projects are delivered safely, efficiently, on schedule, and within established financial objectives..
In addition to active project oversight, the role will support the continued development of regional subcontractor relationships, procurement strategies, and operational systems as the company expands throughout Ontario.
Key Responsibilities
- Lead and coordinate construction management activities through all project phases, from predevelopment through turnover and closeout.
- Collaborate with development, consultants, and project stakeholders to establish project scope, schedules, budgets, procurement strategies, and risk management plans.
- Provide preconstruction and constructability input during design development to support alignment with project budget, schedule, and operational objectives.
- Conduct budgeting exercises, cost-benefit analyses, and schedule reviews to support project decision-making and underwriting efforts.
- Coordinate and monitor consultants, trade contractors, suppliers, and project stakeholders to support project safety, quality, budget, and schedule objectives.
- Perform regular site visits to monitor construction progress, identify risks, and facilitate timely issue resolution.
- Facilitate value engineering and constructability reviews to identify opportunities for coordination, efficiency, and cost optimization.
- Assist in the preparation of bid packages, evaluation of trade proposals, procurement coordination, and contract recommendations for Owner approval and execution.
- Review and provide recommendations regarding pay applications, change orders, contingency usage, and cost forecasting.
- Coordinate timely responses to RFIs, submittals, testing reports, and project documentation requirements.
- Support project safety objectives through coordination, reporting, and promotion of established site safety protocols in accordance with applicable legislation and project responsibilities.
- Coordinate permitting processes and support project closeout activities in collaboration with consultants, authorities having jurisdiction, and project stakeholders.
- Provide regular reporting to ownership and leadership regarding project progress, procurement updates, budget status, schedule impacts, and risk mitigation strategies.
- Support regional growth initiatives, including subcontractor relationship development, procurement strategy, and long-term construction infrastructure planning.
- Mentor and support junior team members while fostering a collaborative and solutions-oriented project environment.
Qualifications & Experience
- Minimum 5 years of experience managing ground-up multifamily residential construction projects.
- Demonstrated experience in preconstruction, budgeting, procurement, and project delivery within Ontario.
- Strong understanding of Construction Management delivery methodologies, including CM as Agent project structures.
- Experience coordinating consultants, trade contractors, suppliers, and project stakeholders on complex developments.
- Experience with high-rise concrete multifamily construction is considered a strong asset and thus required.
- Strong knowledge of Ontario Building Code requirements, permitting processes, and construction regulations.
- Proven ability to manage project budgets, schedules, procurement activities, and stakeholder coordination simultaneously.
- Estimating and underwriting experience is considered an asset.
- Proficiency in Microsoft Excel, project budgeting systems, and construction management software platforms.
- Strong communication, leadership, negotiation, and organizational skills.
- Existing relationships with Ontario trade contractors, consultants, and subcontractors are considered a significant asset.
- Ability to travel periodically to project sites across Ontario as required.
- Self-motivated, adaptable, and capable of operating effectively within a fast-paced and entrepreneurial environment.

- Competitive salary: $130,000 – $180,000 CAD (commensurate with experience)

Pay: $130,000.00-$180,000.00 per year
