We are seeking a customer-focused and highly organized Community Manager to join our team. In this role, you will oversee the day-to-day operations of a residential community, build positive relationships with residents, and help create an exceptional living experience through proactive management, responsive service, and strong attention to detail.
ROLE & RESPONSIBILTIIES
Reporting to the Property Manager, the Community Manager is responsible for the day-to-day management of resident relations at Servissio's rental properties in Victoria, BC. The successful candidate will possess exceptional customer service and tenant relationship management skills, along with the ability to thrive in a fast-paced environment while delivering a consistently high standard of service and fostering positive resident experience.
Tenant Relations
● Overall, the Community Manager plays a pivotal role in fostering a vibrant and cohesive community within the residential complex. This position emphasizes tenant engagement, aiming to create a welcoming environment that enhances resident satisfaction and retention.
● Serve as the primary point of contact for residents, addressing inquiries, resolving concerns, and maintaining open lines of communication to ensure a positive living experience.
● Organize and oversee resident events, social gatherings, and community-building activities that promote interaction and a sense of belonging among tenants.
● Implement regular surveys and feedback mechanisms to gauge tenant satisfaction and identify areas for improvement.
● Addresses and mediate disputes or issues promptly and professionally, fostering a harmonious living environment.
● Represent the building owner’s position to ensure that the property maintains a healthy environment for all tenants.
● Ensure residents are well-informed about property updates, policy changes, and upcoming events through various communication channels, including newsletters and digital platforms.
● Arrange and perform all regular inspections.
● Have an understanding of how the Residential Tenancy Act applies to tenant situations that may arise and ensure that the Landlord is protected from Tenant Disputes. Refer to the Property Manager for guidance, if unsure.
Building Operations
● Observe, log and report issues and concerns to the Property Manager.
● Respond to emergencies expeditiously, irrespective of time and day.
● As directed by the Property Manager, assign approved tradespeople to tasks to keep the building functioning at a high level.
● Supervise building personnel and tradespeople.
● Post notices in accordance with RTB rules for accessing tenant spaces.
● Monitor rent arrears reports, and as directed by the Property Manager or Owner, contact tenants with reminders regarding outstanding amounts. The Community Manager will not receive, collect, handle or deposit any rent, security deposits, pet deposits or other payments
Leasing Activities
● Ensure suites are prepared for showings and are rent ready.
● Work with the Victoria team to efficiently show suites to potential tenants.
● Conduct reference checks for potential candidates.
● Present potential candidates to the Property Manager for approval.
● Complete all move in/move out inspections and return documents to head office in a timely manner.
Administration
● Post tenant notices, e.g., suite access and rent increase notices.
● Draft and post building notices.
● Work closely with the Property Manager to obtain competitive quotes from Vendors.
Perform other related duties as reasonably requested by the Property Manager or Owner
QUALITIFIACTIONS & REQUIREMENTS
● Minimum 2 years of experience as a Building Manager, Community Manager, or in residential property management is required
● Post-secondary education or coursework in business, property management, or a related field is an asset.
● Proficiency with Microsoft Office (Word, Excel, Outlook); experience with Yardi is required.
● Proven ability to deliver exceptional customer service while effectively managing multiple priorities in a fast-paced environment.
● Strong administrative skills, including answering phones, maintaining accurate records, and coordinating support services.
● Highly organized with exceptional attention to detail and the ability to manage competing priorities.
● Professional, mature, and tactful when handling sensitive situations, resident concerns, and conflict resolution.
● Excellent interpersonal, verbal, and written communication skills, with the ability to build positive relationships with residents, contractors, and colleagues.
● Demonstrates initiative, accountability, and a strong work ethic.

Salary Range: $60,000 to $65,000
