Position Overview
We are currently seeking candidates for the position of Estimator. Reporting to the Director of Business Development, the Estimator is responsible for independently preparing detailed and accurate cost estimates for residential and commercial new build projects. This role requires strong proficiency in quantity take-offs, blueprint interpretation, and full-scope coordination across insulation, electrical, and HVAC systems.
The position is intended for an estimator who can work with minimal supervision, manage multiple bids simultaneously, and contribute to pricing strategy and cost optimization.
Key Responsibilities:
Estimating & Take-Offs
- Independently perform detailed material and labour take-offs from architectural, structural, and MEP drawings
- Prepare full cost estimates for residential and commercial new construction projects
- Build complete bid packages including scope breakdowns, assumptions, and exclusions
- Review drawings and specifications to ensure full scope capture and identify risks or gaps
Plan Interpretation & Scope Coordination
- Interpret complex construction drawings and technical specifications
- Translate plans into clear, trade-specific scopes for:
- Insulation systems (thermal, acoustic, vapour barriers, assemblies)
- Electrical systems (rough-in, distribution, and finishes)
- HVAC systems (ducting, equipment, and installation scope)
- Coordinate across trades to eliminate scope gaps, overlaps, and pricing conflicts
- Issue RFIs or clarifications when design information is incomplete or inconsistent
Pricing & Market Analysis
- Source, evaluate, and negotiate subcontractor and supplier pricing
- Maintain and update internal cost databases and historical pricing benchmarks
- Provide input into bid strategy, value engineering, and margin targets
- Identify cost-saving opportunities without compromising design intent or compliance
Project Support & Collaboration
- Participate in pre-bid meetings, design reviews, and handoff meetings to operations
- Work closely with project managers and field teams to ensure estimating accuracy
- Support junior estimators with guidance on take-offs and plan interpretation
- Contribute to continuous improvement of estimating systems and workflows
Quality & Accuracy
- Deliver complete and accurate estimates within deadlines
- Conduct self-review of all estimates prior to submission
- Ensure consistency across scopes, pricing, and documentation
Qualifications:
- 2–5 years of estimating experience in residential, commercial, or mixed construction
- Strong ability to read and interpret architectural and MEP drawings
- Proven experience completing independent quantity take-offs
- Working knowledge of insulation, electrical, and HVAC systems
- Proficiency with estimating tools (Bluebeam, Excel, PlanSwift, or similar)
- Strong analytical skills and attention to detail
- Ability to manage multiple bids and deadlines simultaneously
- Strong communication skills for coordination with trades and internal teams
