Position Summary
Reporting to the Project Manager and COO, working in a fast-paced environment, the Estimator liaises between trades/suppliers, designers, accounting, marketing, site and sales staff to ensure the accuracy of information for production.
Production
· Maintain and update scope of work documents
· Issue budgets and purchase orders in an accurate and timely manner to meet production
· Prepare cost-to-completes at completion to ensure accurate accruals
· Work with the drafting department to calculate and maintain material take-offs (lumber, finishing materials, concrete, etc) from working drawings and check take-offs made by suppliers
· Stay current with the changes in the industry
· Assist with review of job budgets and purchase orders
· Maintain Builder MT program (update budgets when necessary, issue purchase orders, coordinate approved budget with day to day cost, code all variances accordingly)
· Create and maintain a directory of suppliers for new projects
Managing Internal Customers
· Maintain accurate up to date job files consisting of budgets, purchase orders, change orders and customer requests
· Ensure pricing requests are processed with priority and in a timely manner
· Assists with ensuring all change orders are communicated to the field team members, office team members and trades
· Assist with resolving site problems arising from products in terms of quantity, delivery or specification
Costing and Purchasing
· Maintain current, competitive cost and product information under changing market conditions
· Maintain accurate and comprehensive price books for standard options
· Assist with preparing margin cost analysis for approval by the VP Operations
· Prepare tender documents, tender new phases and new plans and invite trade contractors to bid
· Assess bids with respect to price and scope of work
· Review and award contracts to successful bidders
· Provide change order costs to VP Operations for approval
Managing External Relationships
· Assist with reviewing project invoices on a weekly basis
· Develop and maintain relationships with specific vendors assigned to each project and review new projects and vendors to identify opportunities for improved quality and cost effectiveness
· Promote a professional business relationship with trades and suppliers
· Maintain and foster open and knowledgeable communication with vendors
Internal Reporting
· Assist in preparing anchor budget reviews, standard option pricing and cost analysis for all plans, including forecast figures of cost fluctuations for approval by the Project Manager
Qualifications
- Essential Construction Estimating, Construction Estimating & Bid Preparation Certificate (SAIT) / or equivalent
· 3 – 5 years of residential construction expertise, with strong construction knowledge
· Proficiency in Accounting and Estimating software. Experience with ECI Marks Systems, Builder MT and/or Sage 300 (formerly Timberline) are considered an asset
· A sound understanding and technical foundation of various building types, traditional subcontractor work scopes, construction systems and methods, construction specifications, building codes, and requirements, construction tendering practices and contract types
