Under the direction and the approval of the Executive Director, the Maintenance Lead is responsible for performing a wide variety of monitoring, maintenance and repair activities for the BLHS Site, museum facilities, site buildings, grounds, and equipment to ensure they are maintained in a physically and environmentally safe condition. The Maintenance Lead takes every reasonable precaution to prevent damage or destruction to the site grounds and buildings and completes all routine maintenance in a timely manner that does not interfere with the enjoyment and use of the site by visitors. The Maintenance Lead provides ongoing monitoring of site buildings, grounds and equipment and completes minor repairs resulting from daily use by Staff, the BLHS Board of Directors, students, volunteers, BLHS members, stakeholders, and the general public, who visit the museum and makes every reasonable effort to enable site access for physically challenged visitors. The Maintenance Lead’s routine activities are conducted in compliance with Occupational Health and Safety Standards as well as Environmental standards mandated by applicable laws, codes, regulations, and other government policies for Nova Scotia Museum Sites. This position exercises sound judgment in making recommendations to the Executive Director, BLHS and demonstrates a strong ability to organize and prioritize.
1. POSITION DUTIES AND RESPONSIBILITIES:
A. Grounds and Facilities Maintenance and Monitoring:
· Ensure that all BLHS building systems and equipment operate at peak efficiency and meet all applicable safety regulations.
· Continuously inspect and monitor the condition of all BLHS properties, including buildings, facilities, monuments, historical structures (Pit House) and other BLHS infrastructure and report any damage, any safety hazards, any required repairs, or any other issues to the Executive Director.
· Perform grounds maintenance activities associated with the rooftop (snow report), sidewalks, walkways, and tree/shrub/flower plantings. These tasks may include but are not limited to mowing and clipping grass, weeding, watering, fertilizing, replacing plant materials, and removing snow, ice, and compost/garden waste.
· Maintain approved trails, pathways, parking lots and other structures associated with daily use at the site.
· Maintain an annual log (worklist) of maintenance activities including snow report for the rooftop.
· Follow written seasonal opening and closing procedures, complete checklists, and off-season site checks.
· Participate in site maintenance assessments conducted with the Province of Nova Scotia.
· Ensure annual scheduled inspections of the energy management and heating systems, security and fire suppression systems and equipment are carried out by certified inspection providers, report any required repairs to the Executive Director.
· In consultation, and under the direction of the Executive Director, ensure the BLHS complies with provincial legislation, protocols, procedures, and Department of Environment directives regarding water quality monitoring.
· Maintain current information about the water supply and system including test reports.
· Report any water system, HVAC, or other malfunctions and problems to the Executive Director.
· Comply with all BLHS occupational health and safety rules, regulations, policies, and practices that Nova Scotia’s Occupational Health and Safety Act require the employer to enforce in its duty to protect employees in the workplace - including the use of personal protection equipment as prescribed in these directives.
B. Minor Repairs:
· Maintain building interiors and exteriors including doors and windows, excluding replacement or structural repairs.
· Complete minor repairs as required such as repairing walls, repairing wood furniture and paneling, maintaining doors and locksets, painting, replacing light bulbs and breakers, replacing washers, clearing drains, operating sump pumps, and fixing minor leaks, repairing, and replacing faucets and fixtures, repairing exhibit displays or components.
C. Janitorial Services:
· Provide janitorial services including cleaning, dusting, sweeping, vacuuming, and mopping of floors, walls, windows, exhibit cases, shelving, storages areas.
· Remove trash and recycling material and dispose of it properly.
· Power wash BLHS Site building exteriors, including windows and doors, etc.
· Ensure daily cleaning of washrooms; restock washroom supplies.
D. Equipment:
· Ensure equipment used in the operation of the site is safe, Canadian Safety Association (CSA) approved and in good working order.
· Maintain an inventory of any equipment purchased with the BLHS Operating Budget.
E. Miscellaneous
· Conduct various miscellaneous duties as required: e.g., Hoist and remove flags on BLHS Property, open and close the Shaw Community Compass. Unlock and lock the gift shop as required.
