Job Overview
We are seeking an experienced and proactive Property Manager to oversee the daily operations and maintenance of our property portfolio. The ideal candidate will possess strong management skills, technical knowledge, and leadership abilities to ensure properties are well-maintained, compliant, and efficiently managed. This role involves coordinating maintenance activities, supervising staff, and ensuring client & tenant satisfaction while adhering to safety standards and operational procedures.
Duties
- Coordinate day to day operations with the investors, be the liaison between investors and the property management team
- Ensure the property's operations align with the owners' expectations.
- Obtain Quotes for larger exterior renovations and unit turn overs among others
- Draft quote for in-house renovations
- Coordinate and dispatch all maintenance, repairs & renovations
- Ensure compliance with safety regulations, including industrial safety standards related to mechanical, electrical, and HVAC systems.
- Assign and coordinate work orders
- Maintain detailed records of maintenance activities, work orders, and inspections using management software.
- Lead project management efforts for upgrades or renovations, ensuring projects stay on schedule and within scope.
- Communicate effectively with tenants, vendors, and team members in English to resolve issues promptly.
- Oversee handymen, grass guys, snow plowing guys and some subcontractors
- Assess fuses, breakers and other no heat issues prior to calling a Heating Tech
- Coordinate unit turnovers (ensure there's a plan in place for all units
- Provide renovation and work updates to clients and internally (Send photos of progress)
- Order appliances for clients and coordinate payment and delivery
- Coordinate with plumbers and electricians for renovations
- Ordering and coordinating the materials
- Controlling inventory
- Manage suppliers such as Cabinet installers, Countertop installers and more
- Seasonal: Obtain and coordinate snow quote, advise tenants of chosen snow plowing company
- Seek profitable job opportunities and quote jobs on-site when opportunities arise (example plumbing rate in-house instead of outsourcing)
- Seasonal: Request approval on servicing boilers and furnaces and coordinate servicing annually, and coordinate with HVAC tech
- Seasonal: Coordinate the Drop off salt and sand buckets
- Seasonal: Coordinate fire inspections for every unit
- Seasonal: Coordinate the Removal/Putting back of air conditioning covers
- Seasonal: Coordinate the Closings all water valves outside
- Seasonal: Coordinate the Changing of furnace filters
Qualifications
- Proven experience in management or supervisory roles within property or industrial maintenance environments. (Minimum 2 years of experience)
- Strong project management skills with the ability to coordinate multiple tasks simultaneously.
- Mechanical knowledge related to HVAC systems, electrical systems (including low voltage), and general building maintenance is an asset.
- Familiarity with software's for work order tracking and maintenance planning.
- Leadership and Teamwork qualities with experience supervising teams or contractors.
- Excellent organizational skills with a focus on safety compliance and operational efficiency.
- Effective communication skills in English for clear reporting and coordination.
- Customer Service to be able to resolve concerns promptly and professionally.
- Problem Solving oriented to identify issues quickly. Finds practical and cost-effective solutions and exercises sound judgment and knows when to escalate matters.
- Knowledge & Compliance to follow applicable residential tenancy legislation and safety requirements and ensures compliance with company procedures and documentation standards.

Pay: $24.00-$26.00 per hour
