Pearle Developments is seeking an experienced Construction Project Manager to lead the successful delivery of complex institutional, commercial, and industrial (ICI) construction projects across Southern Ontario. What You'll do:
Project Leadership & Front-End Management
- Lead all front‑end and pre‑construction activities including scope definition, cost planning, scheduling, design review, and constructability input.
- Establish and maintain strong relationships with owners, architects, consultants, trades, and community stakeholders while representing and promoting the company’s services.
- Ensure all permits, notices, insurance requirements, and bonding are secured in a timely manner.
Estimating, Tendering & Procurement
- Review construction documents and develop accurate estimates and costing exercises.
- Coordinate tender packages, analyze bids, and support contract negotiation and award.
- Procure subcontractor contracts and purchase orders; ensure all trades receive current drawings and specifications.
- Participate in securing new work through estimates, proposals, and presentations.
Scheduling & Planning
- Develop baseline schedules and maintain updates throughout the project lifecycle using Microsoft Project or equivalent.
- Provide schedule updates during progress meetings.
- Collaborate with the Site Superintendent to define workplans, resource allocations, and sequencing strategies.
Construction Execution & Trade Coordination
- Organize and lead all pre‑construction, construction, and coordination meetings with trades, owners, and consultants.
- Manage subcontractor performance, site logistics, sequencing, quality control, and inspections.
- Resolve contractual, technical, and coordination issues with consultants and trades.
- Conduct regular site visits, meeting reviews, and issue timely distribution of meeting minutes.
Project Controls, Documentation & Administration
- Manage project budgets, cash flow, cost forecasting, and change order processes.
- Prepare and present monthly Project Cost Reports.
- Review and authorize subcontractor and supplier payments and ensure accurate cost coding.
- Prepare, track, and maintain all submittal logs, RFI logs, and document control procedures in Procore or equivalent platforms.
- Manage day‑to‑day project correspondence and ensure timely distribution to project sites.
- Ensure deficiencies and outstanding work are resolved efficiently.
Health, Safety & Compliance
- Champion strict adherence to company Health & Safety programs, policies, and procedures.
- Provide leadership in establishing safe work practices, toolbox talks, and hazard assessments.
- Ensure compliance with legislative requirements and company standards across all project activities.
Team Leadership
- Supervise, mentor, coach, and train project administrators and coordinators.
- Act as a liaison between internal teams, site staff, consultants, and clients.
Qualifications:
- Degree in Civil Engineering, Construction Engineering, Architectural Engineering, Construction Management, or a related discipline.
- Equivalent education and industry experience will be considered.
- Minimum 5 years of experience as a Project Manager within the ICI construction sector.
- Strong understanding of construction methods, scheduling, estimating, budgeting, procurement, and contract administration.
- Advanced proficiency with:
- Microsoft Office Suite
- Microsoft Project
- Procore
- Bluebeam
- AutoCAD
- Autodesk/BIM tools
- Strong knowledge of health and safety standards and regulatory compliance.
Preferred Certifications
- Project Management Professional (PMP)
- Certified Associate in Project Management (CAPM)
- Gold Seal Certification
- LEED Accreditation
Experience:
- 8–12 years of progressive construction experience.
- 3–5+ years managing large-scale ICI building projects as a Project Manager.
- Proven experience successfully delivering complex construction projects from conception to completion.
Working Conditions
Work occurs in both office and active construction environments. The Project Manager will regularly travel between sites, work indoors and outdoors in all weather conditions, and interact with trades, consultants, and clients. Construction sites involve noise, dust, equipment movement, and changing conditions, requiring constant awareness. Office work includes meetings, coordination, and computer‑based tasks.
Projects and responsibilities extend across Southern Ontario, with site locations ranging from Elora to Niagara Falls.
