Position Summary
The Live-In Caretaker is responsible for the daily care, maintenance, security, and overall presentation of a beach resort property. This role ensures the resort is safe, clean, well-maintained, and guest-ready year-round. The caretaker lives on-site and serves as the primary point of contact for routine issues, emergencies, and owner/management coordination.
Key Responsibilities
Property Maintenance & Grounds
- Perform regular inspections of buildings, cabins, docks, pathways, beach areas, and common spaces
- Complete routine maintenance and minor repairs (carpentry, plumbing, electrical, painting, basic mechanical)
- Maintain landscaping, lawns, gardens, and beach cleanliness
- Monitor and maintain septic, water systems, pumps, wells, and irrigation (if applicable)
- Coordinate major repairs with contractors and oversee on-site work
Resort Operations
- Prepare accommodations for guest arrivals and turnovers
- Conduct basic cleaning or supervise cleaning services
- Manage inventory of tools, parts, supplies, and maintenance equipment
- Report maintenance issues, safety concerns, and supply needs to owners/management
- Keep simple maintenance and inspection logs
Guest & Owner Relations
- Act as an on-site contact for guests during stays
- Provide basic guest assistance and orientation when required
- Enforce resort rules and policies in a respectful manner
- Communicate clearly with owners or strata/board members
Security & Safety
- Monitor property for security issues, vandalism, or unauthorized access
- Respond to emergencies (weather events, power outages, flooding, alarms)
- Perform fire safety checks and ensure emergency equipment is accessible
- Maintain a visible on-site presence for deterrence and reassurance
Seasonal & Weather-Related Duties
- Open and close the resort seasonally (winterizing/spring readiness)
- Snow removal, storm cleanup, and weather monitoring as needed
- Prepare property for extreme weather or coastal conditions
Qualifications & Skills
- Experience in property maintenance, caretaking, or facilities management
- Strong practical handyman skills
- Ability to work independently and manage time effectively
- Comfortable living on-site and being on call as required
- Physically capable of outdoor and manual work
- Friendly, professional, and trustworthy
- Valid driver’s license (boat license an asset for beach resorts)
Working Conditions
- This is a contract position, not an employee position. Successful candidate will require to be bonded and insured with proper liability insurance and proper insurance to handle snow removal with existing equipment..
- Caretaker will supply their own hand tools/equipment for minor, mechanical, painting, and drywall repairs.
- Caretaker will supply their own iPhone and be capable of communicating with Strata Council and property management via email /text and phone.

Compensation
- On-site accommodation included
- Utilities and/or additional benefits as agreed
Pay: $50,000.00-$70,000.00 per year
Experience:

Licence/Certification:
- First Aid Certification (required)
