THE OPPORTUNITY
Suman Developments is hiring a Senior Project Manager to lead the owner-side delivery of active and future residential development projects in Edmonton.
The initial assignment is Creek Ridge at Callaghan, a 127-unit townhome rental development with an on-site daycare that is currently under construction. Following completion and turnover of this project, the successful candidate is expected to lead a retirement or seniors-housing development and additional multifamily or townhome projects.
This is a full-time, in-house, developer-side position with responsibility across land development, site servicing, procurement, consultant coordination, construction, turnover and project close-out.
KEY RESPONSIBILITIES
- Take ownership of the Creek Ridge at Callaghan project by reviewing its current schedule, budget, contracts, procurement status, critical-path risks, deficiencies and close-out requirements.
- Represent Suman Developments in coordinating the contractors, trades, consultants, utilities, municipal authorities and internal leadership.
- Oversee site servicing, grading, utilities, roadwork, landscaping, civil infrastructure and related municipal coordination.
- Lead competitive RFP and tender processes, including scope preparation, bidder selection, bid leveling and award recommendations.
- Manage project budgets, cash flow, forecasts, progress claims, contracts, change orders, RFIs, submittals and cost-to-complete reporting.
- Monitor project schedules and identify risks, delays and required decisions before they materially affect cost or completion.
- Establish repeatable systems for procurement, reporting, document control, risk tracking and project decision-making.
- Support future projects from land review and due diligence through design, approvals, tendering, construction, occupancy and operating handoff.
- Provide clear, concise reporting to ownership on project status, costs, schedules, risks and required decisions.
REQUIRED QUALIFICATIONS
- At least 10 years of progressive experience in construction, land development or real estate development project leadership.
- Direct senior responsibility for at least one construction or development project valued at $25 million or more.
- Experience delivering multifamily, townhome, rental residential, seniors housing or comparable residential construction projects.
- Strong knowledge of land development, site servicing, municipal approvals, civil infrastructure and vertical construction.
- Demonstrated experience managing consultants, contractors, vendors, project budgets, schedules, contracts, procurement and change control.
- Ability to read and assess drawings, specifications, estimates, schedules and construction contracts.
- Strong commercial judgment and the ability to communicate risks, decisions and recommendations clearly.
- Valid driver’s licence and reliable transportation.
- Authorization to work in Canada.
PREFERRED QUALIFICATIONS
- Experience working directly for a real estate developer or as an owner’s representative.
- Experience with retirement or seniors-housing projects.
- Degree or diploma in construction management, engineering, architecture, building technology or a related field.
- PMP, P.Eng., Gold Seal, CET or another relevant professional designation.
- Experience using Procore, Autodesk Construction Cloud, MS Project, Primavera P6 or comparable systems.
- Established relationships with Alberta consultants, contractors, trades and suppliers.
- Experience with occupancy, turnover to property management, deficiency management and warranty close-out.
