About the Role
We are a growing commercial property management company seeking a dependable and skilled Commercial Property Maintenance Technician to support a portfolio of office, retail, and industrial properties throughout the Edmonton area.
The ideal candidate is a self-starter with strong maintenance, construction, and troubleshooting abilities who takes pride in maintaining high-quality commercial properties and delivering exceptional service to tenants. This role is entirely based outdoors; administrative tasks are completed on the go via mobile device application.
Key Responsibilities
- Perform routine inspections of commercial properties to identify maintenance and safety concerns.
- Complete general repairs, maintenance, handyman services, and construction including minor plumbing, electrical, carpentry, drywall, painting, and door hardware repairs.
- Report tenant maintenance requests in a professional and timely manner.
- Conduct preventative maintenance on building systems and equipment as directed.
- Monitor HVAC systems, lighting, mechanical rooms, and common areas.
- Coordinate and oversee contractors, service providers, and specialty trades as required.
- Ensure compliance with Alberta Occupational Health & Safety regulations and applicable building codes.
- Maintain accurate maintenance records and inspection reports.
- Participate in on-call rotations and assist with emergency response when required.
- Support seasonal operations, including snow and ice management, exterior inspections, and coordination of landscaping services.
Qualifications
- Commercial property maintenance, building operations, facilities maintenance, or related experience is an asset.
- Strong working knowledge of commercial building systems.
- Ability to troubleshoot maintenance issues and complete repairs independently.
- Excellent communication and customer service skills with a tenant-focused approach.
- Strong organizational skills and the ability to prioritize multiple tasks and properties.
- Valid Alberta Class 5 Driver's License.
- Reliable transportation and willingness to travel between sites within the Edmonton region.
- Ability to perform physically demanding work, be able to lift 50 lbs., and work outdoors in varying weather conditions.
- Receive, manage, and complete maintenance requests through the Yardi maintenance management system.
- Update work orders in Yardi with detailed notes, labour hours, and completion status in a timely manner.
Preferred Qualifications
- Trade certification or technical training in a related field is an asset
- Experience working with HVAC, electrical, plumbing, or roofing and carpentry is an asset.
- Experience working in office, retail, or industrial properties.
