Residential Property Management & Leasing Coordinator
Full-Time Position – Kitchener-Waterloo Area

WSMI / GPM is seeking an experienced Residential Property Management & Leasing Coordinator to join our team. This is an excellent opportunity for someone who enjoys working with people, solving problems, and taking ownership of a growing portfolio of residential properties.
This role supports the Vice President of Leasing and Property Management and provides an opportunity to grow within the company while developing your own portfolio of properties and increasing your earning potential.
Position Details
This is a full-time position with regular weekday hours from 8:00 a.m. to 4:00 p.m.
Due to the nature of residential property management, there may occasionally be requirements outside of regular business hours. This may include working on a Sunday when the first day of the month falls on a Sunday, as this is often a move-in day for tenants. For example, in 2026 there are three Sundays where this might have been required.
There may also be times when you may be required to assist with showing available properties on a Saturday, generally up to 2:00 p.m. These Saturday showings will not occur every week but may be required from time to time based on tenant schedules and business needs.
We appreciate flexibility and a willingness to assist our clients when needed.
Job Summary
The successful candidate will assist in managing a portfolio of residential properties, including leasing, tenant relations, maintenance coordination, and day-to-day property operations.
This position is ideal for someone who is highly organized, proactive, detail-oriented, and comfortable working in a fast-paced environment.
Responsibilities Leasing & Tenant Placement
- Assist with leasing residential units throughout the portfolio
- Coordinate and conduct property showings
- Advertise and manage rental listings online
- Screen rental applicants, including credit, employment, and reference checks
- Prepare leases and related documentation
- Track lease renewals and upcoming vacancies
Tenant Relations
- Respond professionally and promptly to tenant inquiries
- Resolve tenant concerns and issues
- Support tenant retention and positive communication
- Prepare notices and routine correspondence
Property & Maintenance Coordination
- Receive and coordinate maintenance requests
- Work with contractors and service providers
- Schedule inspections and follow-ups
- Monitor completion of maintenance work
- Assist with emergency situations when required
Operational Support
- Work closely with the Vice President of Leasing and Property Management
- Support move-ins and move-outs
- Help improve systems, processes, and workflow efficiency
- Take ownership of assigned properties and provide exceptional service to landlords and tenants
What We’re Looking For
- 3–5 years of experience in residential property management
- Strong communication and interpersonal skills
- Excellent organizational and multitasking abilities
- Ability to work independently and take initiative
- Strong attention to detail
- Valid driver's license and reliable transportation
- Professional appearance and a customer-service mindset
Compensation & Benefits
- Starting salary: $55,000–$60,000 per year, (equivalent to approximately $26.50–$29.00 per hour) depending on experience, plus performance-based bonuses, commission opportunities, mileage reimbursement, and an RRSP matching program.

As your property portfolio grows, you will have the opportunity to earn additional compensation through a commission program on the properties you manage. This program rewards the growth of your portfolio while recognizing the importance of maintaining strong client relationships, providing excellent service, and ensuring properties are well managed and retained by Guardian.
After successfully completing your three-month probationary period, we offer an RRSP matching program to help you plan for your future. You may contribute 4% of your earnings to your RRSP, and we will match your contribution with an additional 4% on your behalf.
