Job Overview
The Senior Property Manager is responsible for the overall leadership, performance, and success of a large purpose built rental community. This role provides strategic and operational oversight of all aspects of the property, including resident experience, team leadership, occupancy and retention, financial performance, building operations, vendor management, and community engagement.
This role serves as the primary leader of the asset and is accountable for ensuring the property operates efficiently, delivers exceptional resident satisfaction, and achieves ownership's financial and operational objectives.
Key Responsibilities
Leadership & Team Management
- Lead, coach, and develop all onsite team members.
- Foster a culture of accountability, professionalism, and exceptional customer service.
- Conduct regular team meetings and performance reviews.
- Establish clear performance expectations and key performance indicators (KPIs).
- Support recruitment, onboarding, training, and retention of onsite staff.
- Act as the primary escalation point for complex resident, operational, and staffing matters.
Resident Experience & Community Engagement
- Ensure a consistently high standard of resident service and satisfaction.
- Oversee resident communications, events, and community engagement initiatives.
- Monitor resident feedback and implement improvement strategies.
- Resolve escalated resident concerns and disputes professionally and efficiently.
- Develop programs that enhance resident retention and community culture.
- Maintain a strong presence throughout the property and amenities.
Leasing, Occupancy & Retention Oversight
- Monitor occupancy, traffic, leasing conversion, and renewal performance.
- Review market conditions and recommend rental pricing strategies.
- Develop initiatives to improve resident retention and reduce turnover.
- Ensure leasing and renewal targets are consistently achieved.
- Analyze reporting and identify opportunities to maximize revenue and occupancy.
Building Operations & Asset Management
- Oversee day-to-day building operations and maintenance activities.
- Provide leadership to onsite maintenance personnel and contractors.
- Ensure all building systems, amenities, and common areas are maintained to a high standard.
- Develop preventative maintenance programs and operational procedures.
- Coordinate suite turnovers and capital improvement projects.
- Monitor property condition and proactively identify operational risks.
- Ensure the long-term preservation and enhancement of the asset.
Risk Management & Compliance
- Ensure compliance with all applicable legislation, regulations, and company policies.
- Maintain health, safety, emergency preparedness, and security protocols.
- Oversee insurance claims, incident reporting, and risk mitigation activities.
- Ensure compliance with residential tenancy legislation and municipal requirements.
- Conduct regular property inspections and audits.
Reporting & Strategic Planning
- Prepare regular operational and financial reports for ownership and senior leadership.
- Analyze performance metrics and identify trends.
- Develop and implement strategic initiatives that improve property performance.
- Participate in annual business planning and capital budgeting processes.
- Recommend operational improvements and service enhancements.
Ideal Candidate Profile
- 5+ years of leadership experience in multifamily residential, property management, or related operations.
- Proven experience leading teams and managing large-scale operations.
- Strong financial and budgeting acumen.
- Excellent communication and conflict-resolution skills.
- Demonstrated ability to drive resident satisfaction and operational excellence.
- Strong understanding of residential tenancy legislation and building operations.
- Strategic thinker with a hands-on leadership style.

Pay: $70,000.00-$85,000.00 per year
