About the Role
We are seeking an experienced and motivated Commercial Property Manager to oversee the day-to-day operations of a commercial plazas in Winnipeg. The successful candidate will be responsible for maintaining strong tenant relationships, ensuring efficient property operations, and managing lease administration and financial obligations.
This position is ideal for a detail-oriented professional with commercial property management experience and proficiency in Yardi property management software.
Key Responsibilities
- Manage the daily operations of commercial properties and ensure a high standard of service.
- Build and maintain positive relationships with tenants and respond to tenant and client concerns professionally and promptly.
- Oversee lease administration, including lease renewals, amendments, and documentation.
- Manage rent collections and monitor tenant accounts to ensure timely payments.
- Follow up on outstanding balances and effectively manage tenant arrears.
- Conduct regular property inspections and identify maintenance or operational requirements.
- Coordinate and work closely with contractors, vendors, and service providers to ensure repairs and maintenance are completed efficiently.
- Ensure compliance with property policies, lease agreements, and operational procedures.
- Maintain accurate records and update property information within Yardi.
- Collaborate with ownership and other stakeholders to ensure the property operates efficiently and meets business objectives.
Qualifications and Requirements
- Minimum 2–3 years of commercial property management experience.
- Experience managing commercial plazas or multi-tenant commercial properties is preferred.
- Proficiency in Yardi property management software is required.
- Strong knowledge of lease administration, rent collection processes, and arrears management.
- Excellent communication and interpersonal skills with a professional and customer-focused approach.
- Strong organizational and problem-solving skills.
- Ability to manage multiple priorities and work independently in a fast-paced environment.
- Experience coordinating contractors and managing maintenance projects.
- Valid driver's licence and reliable transportation are considered an asset.

Pay: $60,000.00-$85,000.00 per year
