As our portfolio continues to grow, we are seeking an experienced and motivated Commercial Property Manager to join our team.

Position Summary
The Commercial Property Manager will be responsible for the day-to-day management of a portfolio of commercial office, retail and industrial properties.
The successful candidate will be responsible for maintaining strong tenant relationships, coordinating maintenance and capital projects, managing property operations, monitoring financial performance, and ensuring our buildings continue to operate efficiently and professionally.
Key Responsibilities
Tenant Relations
- Serve as the primary point of contact for tenants regarding day-to-day property matters
- Build and maintain strong, professional tenant relationships
- Respond promptly to tenant inquiries and maintenance requests
- Coordinate tenant move-ins, move-outs and tenant improvement projects
- Conduct regular property inspections and scheduled tenant visits
- Ensure lease obligations are fulfilled by both landlord and tenant
Property Operations
- Coordinate preventative and reactive building maintenance
- Manage relationships with contractors, consultants and service providers
- Obtain quotations, negotiate pricing and oversee repair and maintenance projects
- Monitor building systems and recommend operational improvements
- Ensure all properties are safe, clean and professionally maintained
- Assist with planning and coordinating capital improvement projects
Financial Management
- Review and approve occupancy-related invoices
- Monitor operating expenses against approved budgets
- Assist with annual operating budgets and forecasting
- Assist with Common Area Maintenance (CAM) and Operating Cost reconciliations
- Prepare monthly operational and financial reports
- Work closely with the accounting team regarding rent collections and tenant accounts when required
Lease Administration
- Maintain accurate lease files and critical lease dates
- Coordinate insurance certificates and tenant documentation
- Assist with lease administration and tenant onboarding
- Work closely with the leasing team during new tenant occupancy
General Responsibilities
- Perform regular property walkthroughs and identify opportunities for improvement
- Coordinate seasonal maintenance and building inspections
- Ensure compliance with applicable legislation, safety requirements and company standards
- Participate in special projects and other duties as assigned
Qualifications
The ideal candidate will possess:
- Minimum 2 years of commercial property management experience (commercial experience preferred)
- Strong customer service and relationship management skills
- Excellent communication and interpersonal abilities
- Exceptional organizational and time management skills
- Ability to prioritize multiple projects in a fast-paced environment
- Strong problem-solving and decision-making abilities
- General understanding of commercial leases and property operations
- Basic accounting and budgeting knowledge
- Proficiency with Microsoft Excel, Outlook and Word
- Experience with Yardi or similar property management software is considered an asset
- Valid Class 5 Driver's Licence
- Satisfactory criminal record check

Pay: $70,000.00-$80,000.00 per year
