BUILDING MAINTENANCE TECHNICIAN
Weller Arms is a small, affordable seniors apartment complex looking for a building maintenance technician who is responsible for ensuring the building is kept in good condition. The tasks of a Building Maintenance Technician can change daily but they generally include the maintenance of company equipment, repairs and janitorial services.
Roles and Responsibilities
- Complete daily assigned work orders, in a timely manner, including but not limited to basic construction tasks, minor repairs, drywall repair, paint touch ups, flooring, trim, appliance repairs, minor plumbing fixes, minor HVAC servicing, window and door installations, lock repairs, general carpentry etc.
- In conjunction with Housing Manager, assist in choosing of external contractors and oversee completion of projects
- Keep units fully functional and move-in ready; Prepare vacant apartments to market-ready condition
- Be responsible for the overall cleanliness of the common areas of the building including organization of garbage disposal and recycling, sweeping, mopping, wiping down frequently touched surfaces, etc.
- Protect properties from damage through proactive repairs
- Maintain safe, secure windows, doors, and building systems
- Enhance curb appeal through minor exterior repairs and finishing touches
- Clean snow from entrances in winter
- Deliver fast, professional responses to unexpected issues and troubleshoot and resolve issues efficiently and independently
- Conduct annual unit inspections
- Install air conditioning units in each apartment annually
- Identify and respond quickly to water leaks and other urgent concerns
- Document repairs and keep up-to date records of all work completed
- Maintain organized tools and storage areas
- Ensure resident satisfaction through timely, professional service and provide excellent customer service to tenants
- Perform any other related duties as assigned to support Housing Manager and overall site operations
- Attend Board meetings as requested
The right candidate will have the following qualifications and experience:
- Knowledge of Ontario Fire Code required
- Knowledge of Ontario Building Code required
- Lift up to 25 kg (50 lbs) as required
- Hold a valid “G” License and a reliable vehicle
- Ability to maintain confidentiality and exercise discretion
- General knowledge of routine home maintenance and residential construction
- Excellent attention to detail; demonstrated ability to identify various home maintenance areas of concern and present possible solutions
- Proof of current WHMIS certification
- Have own tools
Hours and Pay
· Part-time (variable)
· Hourly rate of pay shall be $30.00
· Hours will vary based on operational needs, and there is no guarantee of minimum or fixed weekly hours. Approximation: 20 hours per week; with 10 hours dedicated to janitorial services and 10 hours dedicated to building maintenance
· All cleaning should be completed in the mornings, Monday to Friday
· Recycling and garbage shall be done on the day of pick up
· The Building Maintenance Technician shall be entitled to vacation and/or take time off without disruption to Weller Arms operation in consultation with the Housing Manager.
Pay: $30.00 per hour
