Acero Property Services Inc. is looking to employ a Full-Time Experienced Maintenance Worker
Key Job Functions – Maintenance and Repair Management
Daily job responsibilities/functions to include, but not limited to:
· Perform general maintenance and repairs to units and common areas relating to heating, plumbing and electrical systems such as windows, floors, painting, drywall, lighting, and elevating devices as necessary
· Perform general maintenance and repairs to building facilities including common areas, interior and exterior elements of the building structure, grounds, assigned underground parking areas and entrances
· Provide maintenance and repairs for move-in and move-out units
· Complete appropriate documentation such as Work Orders when work has been completed or identify the next steps or actions to be taken to complete the request
· Advise Property Manager of repairs that require a Contractor to complete that are outside of authorized technical skillset
· Other related duties as assigned.
Key Job Functions – Contractor Relationship Management
· Assist Property Manager with coordinating Contractors for repairs that are deemed outside of current skillset or require specific technical expertise
· Oversee all Contractor activities to ensure that work is being executed in a timely and efficient manner based on the scope of work that has been contracted for repairs, preventative maintenance services and contracted monthly services for pest control, elevator, fire and landscaping
· Follow all Heath and Safety standards including wearing PPE when performing maintenance duties
· Review work that has been completed and sign the Contractor’s Work Order document if the work has been done to the scope
· Advise and Escalate to the Property Manager any issues or concerns relating to the quality of the work being performed by the Contractor that does not meet expectations
Key Job Functions – Inspections and Building System Management
· Complete daily, weekly, and monthly inspections of building elements, systems, and mechanical equipment to ensure Codes and Standards are maintained
· Assist with Annual Fire and Unit Inspections
· Oversee Monthly and Quarterly Inspections by Contractors to ensure contractual agreements are being met and follow their contractual terms
· Complete all documentation and communicate to Property Manager in a timely manner and/or at the scheduled Weekly Meeting as required
Qualifications:
- Must have 2-3 years prior maintenance experience within a residential property.
- Good administrative skills
- Good leadership skills
- Able to work well as a team
- Able to work with and relate to a diverse client base including people of various cultures, abilities, and social and economic backgrounds.
- Able to work independently with minimal supervision. This position will also require the applicant to demonstrate a high degree of self-initiation.
- Able to prioritize and organize workload and inventory.
- Strong interpersonal and team-building skills.
- Demonstrate effective written and verbal communication skills
- Satisfactory Criminal Records Check required upon hire.
Full-Time Hours

Pay: From $43,000.00 per year
