Five Star Building Services is growing! We are looking for a Building Manager for Coquitlam location V3B to work on a full-time schedule of Monday to Friday. .
In this role, you will play a crucial role in maintaining effective communication between our team and the Strata Manager. You are the eyes and ears of our customers and the Five Star Team, ensuring that all activities align with the strata rules and bylaws. You will be responsible for overseeing the maintenance and operations of the building you will be in.

Key Responsibilities:
- Maintain daily logs of events and challenges; report serious issues to the Strata Manager.
- Prepare incident reports for accidents or property damages and notify relevant parties.
- Facilitate building access for trades, inspections, and coordinate logistics.
- Conduct routine maintenance tasks (e.g., painting, minor repairs).
- Monitor and report malfunctions in building safety and mechanical systems.
- Communicate with residents regarding disruptions from projects.
- Respond to emergencies, minimizing damage and informing affected parties.
- Deliver notices, coordinate move-ins/outs, and manage contractor access.
- Maintain inventory of equipment and supplies; ensure cleanliness of work areas.
- Ensure proper waste disposal and cleanliness of garbage areas.
- Conduct daily security checks and coordinate fire safety inspections.
- Perform minor repairs and replace bulbs as necessary; manage additional repair requests.
- Inspect parkade and mechanical rooms regularly; report violations and issues.
- Enforce strata parking bylaws and perform litter patrols.
- Conduct daily litter and security patrols of entrances and courtyard.
- Pressure wash perimeter areas as needed, using equipment provided by Strata.
- Clean the play area and empty garbage cans daily.
Qualifications:
- At least 3 years of building management experience.
- Strong communication and organizational skills.
- Be able to perform minor electrical, plumbing and mechanical repairs
- Be able to handle minor cleaning tasks, like hosing down the garbage room
- Ability to deal with residents in a positive, courteous and respectful manner
- Willingness to work as part of a team and demonstrate flexibility and responsiveness
- Proactive and able to take initiative
