Top Seal Services works in commercial and industrial concrete flooring on Vancouver Island. Our work includes polished concrete, epoxy/resinous flooring systems, concrete coatings, concrete sealing, surface preparation, grinding, patching, repairs, and protective floor finishes. Most projects are in active construction or operating commercial/industrial facilities, so safety, organization, equipment care, and communication are critical.
Nature of the role:
This person would be trained toward a field foreman / lead hand role. The goal is to develop someone who can help organize the crew, prepare jobs, maintain equipment, understand scope, and eventually run smaller projects or sections of larger projects under supervision.
Core duties would include:
- Assist with polished concrete and epoxy/resinous floor installation
- Surface preparation: grinding, vacuuming, cleaning, patching, crack repair, masking, and layout
- Operate and maintain grinders, polishers, vacuums, mixers, hand tools, generators, and related equipment
- Help load, unload, stage, and organize tools/materials for jobs
- Mix and apply coatings/resins under supervision
- Follow jobsite safety procedures, PPE requirements, SDS/product instructions, and WorkSafeBC standards
- Read basic scopes, drawings, finish schedules, and job instructions
- Track daily progress, issues, materials used, and site conditions
- Coordinate with crew members, site supervisors, and other trades
- Complete small equipment maintenance tasks and repairs where capable
- Keep the truck, shop, tools, and jobsite organized
- Build toward leading small crews and planning daily field tasks
Skills normally required / preferred:
- Mechanically inclined and comfortable troubleshooting tools/equipment
- Strong initiative — sees small problems and fixes them before they become big ones
- Reliable, punctual, and physically capable of construction work
- Organized with tools, materials, vehicles, and daily setup/cleanup
- Good attention to detail; floor finishing is very unforgiving
- Safety-minded and able to follow procedures
- Able to take direction but also work independently once trained
- Comfortable with dust control, mixing materials, grinders, vacuums, and jobsite equipment
- Able to communicate clearly with crew, customers, GCs, and supervisors
- Valid driver’s licence would be strongly preferred
- Prior leadership/lead hand experience is a must attitude and mechanical ability matter more
Transferable backgrounds that could be a good fit:
- Mill, manufacturing, or plant maintenance worker
- Mechanic’s helper / mechanically inclined labourer
- Concrete worker, formwork, cutting/coring, or restoration worker
- Flooring installer
- Painter, coatings applicator, industrial coatings, marine coatings, or autobody prep/paint background
- Drywall/taping or finishing trades where detail and prep matter
- Equipment operator or warehouse/yard lead with strong organization skills
- Carpenter’s helper or general construction lead hand
- Farm, logging, marine, or shop background where equipment maintenance and problem-solving are normal
Green flags we would look for:
- Shows up prepared and on time
- Takes care of equipment without being asked
- Can organize a truck/shop/jobsite
- Notices missing parts, damaged cords, worn tooling, dirty filters, loose bolts, etc.
- Has examples of fixing or maintaining equipment
- Has led even a small crew, shift, shop area, or production task
- Asks good questions before making assumptions
- Doesn’t need to be babysat all day
- Understands that prep work determines the final product
- Wants a long-term trade path, not just a paycheque for a few weeks
Pay: $30.00-$40.00 per hour
