About Your Role
The core function of a Development Manager is to lead assigned residential and commercial development projects through the municipal approvals process. This role is full time and based out of our Langley office, with regular travel to project sites and municipal offices across the Fraser Valley and Metro Vancouver. As Development Manager, you would be reporting directly to the Director of Development and be responsible for the implementation and direct oversight of the following:
Municipal Development Approvals
- Lead rezoning, OCP amendment, and development permit applications for assigned projects.
- Oversee building permit applications following DP approval, in line with the project schedule.
- Build and maintain productive working relationships with city planners, engineers, and building officials.
- Anticipate regulatory and procedural hurdles and proactively engage municipal staff to resolve them before they affect schedules.
Consultant & Design Management
- Lead and coordinate consultant teams, including architects, civil engineers, landscape architects, and geotechnical engineers.
- Review architectural, civil, and landscape drawing sets in detail and issue clear revision direction.
- Ensure designs meet Infinity's brand and design standards and pass municipal review with minimal resubmissions.
- Guide consultants toward Infinity's project requirements and timelines with tact and firmness.
Budget & Schedule Management
- Review and update project budgets quarterly, flagging material variances to the Director of Development.
- Review and update project schedules quarterly and maintain the Project Pipeline Worksheet.
- Manage project budgets to meet Infinity's financial targets through proactive value engineering and cost management.
Value Engineering
- Identify and implement value engineering opportunities that balance budget and constructability goals.
- Ensure all value engineering proposals align with Infinity's brand, design standards, and quality commitments.
- Anticipate and mitigate technical, financial, or reputational risks associated with value engineering proposals.
Stakeholder Coordination & Communication
- Coordinate effectively with sales, marketing, design, and construction teams throughout the project lifecycle.
- Maintain accurate and up-to-date project files, meeting minutes, and correspondence records.
- Uphold Infinity's Core Values in all interactions with staff, consultants, municipalities, and external partners.
What You Bring
You will ideally bring the following qualifications:
- 3-5+ years of experience managing residential and/or commercial development projects in the Lower Mainland or Fraser Valley
- Strong working knowledge of BC municipal approval processes (rezoning, DP, BP, OCP amendments)
- Proven ability to manage consultant teams and multi-disciplinary project budgets and schedules
- Degree or diploma in urban planning, architecture, engineering, real estate development, or a related field
- Excellent verbal and written communication skills
