The Role
We are looking for an experienced Property Manager to lead operations at a new residential rental building in Oakville. This is a hands-on leadership role where you'll own the full resident lifecycle - from leasing and move-in to renewals and retention - while driving financial performance, building a high-functioning team, and maintaining an exceptional living experience. You'll have the autonomy to run the building as a business and the support of an established management platform behind you.
Key Duties and Responsibilities
Operations
- Oversee all day-to-day building operations including maintenance, service contracts, capital improvements, and vendor management
- Manage vacancy anticipation, marketing exposure, and unit turnover to minimize vacancy loss
- Coordinate evictions, collections, and arrears management in compliance with the Residential Tenancies Act
- Conduct regular building inspections and ensure timely follow-up on all deficiencies
- Ensure compliance with all health & safety, environmental, and legislative requirements
Financial Management
- Develop, manage, and report on annual operating budgets and forecasts
- Monitor and control expenses; analyze variances and implement corrective action
- Prepare monthly financial and operational reports for ownership
- Manage receivables, payables, and financial performance against KPIs
Leasing & Resident Experience
- Partner with leasing staff to achieve occupancy and revenue targets
- Drive resident satisfaction initiatives that increase renewals and reduce turnover
- Resolve resident concerns promptly and professionally
- Maintain positive relationships with residents, prospects, and vendors
Leadership
- Recruit, develop, and manage an on-site team (leasing, maintenance, concierge/admin as applicable)
- Set clear performance expectations and foster a culture of accountability and service
- Ensure team compliance with company policies, procedures, and mandatory training
Qualifications
- 3+ years of property management experience in purpose-built rental or multi-residential; rental building experience strongly preferred
- Solid knowledge of the Residential Tenancies Act and LTB processes
- Experience preparing and managing operating budgets
- Proficiency in property management software, specifically Yardi
- Strong financial acumen with the ability to analyze and present performance data
- Proven team leadership and conflict resolution skills
- Excellent written and verbal communication
- Post-secondary education in business, real estate, or a related field considered an asset
- CMRAO license or willingness to obtain is an asset but not required for rental
