Maintenance Shift Operator
Job Summary,
The Building Operator is responsible for the day to day operation of a fully integrated maintenance program that will ensure that the facility is maintained in a clean, safe and comfortable environment at all times for the facilities Tenants & Guests. Responsible for performing daily maintenance duties, monitoring the mechanical and electrical systems, repairs which can be handled in house and the buildings preventative maintenance program.
Responsibilities,
- Perform routine maintenance mechanical systems, pumps, supply & exhaust fans. Changes filters and lubricating equipment.
- Monitors and operates the Building Automation environmental control systems, to ensure systems are operating normal and efficiently.
- Responds to tenant requests taking correctives measures as required, such as adjusting temperature comfort conditions. Complete a tenant follow up to ensure the corrective measure performed satisfies the tenant / guests concern.
- Completes daily logs of all operating equipment, such as Heating / Cooling systems, Fire & Sprinkler Systems and daily log sheet.
- Responds to emergencies calls reporting to the building to address and take appropriate action, such as loss of power & floods etc.
- Monitors & assists tenant construction within the building.
- Performs Water Treatment testing making minor adjustments as required, to control levels within the design parameters for each system.
- Assists the Loss Prevention Team with conducting Fire Alarm testing and maintenance.
- Perform Emergency power diesel generator testing.
- Maintains inventory for filters, fuses, lamps & ballasts, plumbing and HVAC parts. Forwarding lists on what items should be ordered to their supervisor on a weekly basis.
- Maintain washroom plumbing fixtures, completing repairs and replacing parts as required.
- Ensures that all Mechanical & Maintenance rooms are kept clean and orderly, ensuring safe work environment.
- Complete and maintain all documents & records in an accurate manor. Complete the daily shift operators log book, checking with the Loss Prevention department at the beginning and end of each shift.
- Identify and recommend opportunities for improving service or operational performance to management.
Service Skills: The incumbent must be able to work independently while acting courteously when completing tasks to contribute to customer satisfaction.
- Must have a valid drivers license
- Ability to work rotational shifts, emergency shifts and on call duties including evenings, weekends and holidays.
- Be able to work on 6 to 8 foot ladders.
- The ability to work with power tools when completing basic repairs.
Experience 3 to 5 years employment in building operations in a commercial environment
Education
Building Environmental Systems Operator Class designation
- Secondary Education Certificate
