Overall Purpose
Under the general supervision of the Property Manager, the Concierge is responsible to maintain and supervise this high standard quality building by providing superior supervision, administration, and client services.
Working Hours
Monday to Friday – 40 hours per week (normal hours are 8:00am to 5:00pm, with 1 hour lunch). Start time and end time may need to be adjusted to accommodate garbage pickup times, and scheduled maintenance activities.
Training
Available to start training August 10, 2026.

Responsibilities
The employee is required to perform the following duties on an ongoing basis. In some instances the description of a particular item may be of a general nature. A task checklist will also be provided to track Building Concierge duties and responsibilities.
1. Mechanical Systems Maintenance
Check all mechanical equipment in the building on a daily basis, or as recommended by the manufacturer, including pumps, switches, temperature and pressure gauges, fans, belts etc. Log readings as required on the log sheets provided. Change make-up air filters as required. Perform generator test weekly. Call for equipment service when problems are noted. Keep all mechanical rooms neat and clean.
2. Supplies
Maintain sufficient stock of supplies and order replacement stock as required for all commonly used items, including light bulbs and tubes, cleaning materials, paint, caulking, air filters, small tools and parts, snow melting chemicals, within budgetary limitations. Major equipment purchases, such as vacuum cleaners, or any unusual items, must be approved by the Property Manager.
3. Inspections
Inspect building and grounds on a daily basis. Inspections include (but are not limited to) damage, litter, vandalism, spills in the garage, dangerous conditions, illegally parked vehicles and rule violations. Deal with problems and report to the Property Manager any items that require follow up.
4. Fire Safety
Check fire alarm panel and sprinkler systems daily, arrange for service if required. Inspect other fire safety components as required, such as hoses and extinguishers, and log details. Assist contractor with monthly and annual inspections.
5. Security
Keep accurate records of the disbursement of the common area keys and garage door remotes. Report incidents and problems to the Property Manager and Police as required.
6. Building Maintenance
Put out garbage and recycling bins as per the pick up schedule, return bins after they are emptied. Perform minor repairs to signs, light fixtures, door knobs, electrical outlets, painting, caulking etc. Remove snow and ice from building entrances and apply salt where and when necessary. Clean litter and debris out of gardens and landscaped areas, and water gardens and shrubs as required. At the end of the gardening season, remove garden hoses from storage racks, drain them and store inside for winter. Roll up slush mats after they are cleaned in the spring and store them. Issue purchase orders provided by the property manager to contractors for minor repairs or regular recurring maintenance matters, and supervise the performance of their work. Report on details of all maintenance matters. Serve as the contact person for contractors working on the property. Perform cleaning, maintenance and other duties as specified and scheduled in the attached appendix. All maintenance equipment must be kept in the basement when not in use, not in the boardroom.
7. Administration
Ensure documents are properly filed. Accept elevator reservations for moves and record resident changes in files and change names and codes on intercom system. Put blankets in elevator for moves and supervise the activity. Receive complaints, suggestions and requests from residents and resolve minor matters or pass them on to the property manager. Distribute and post newsletters and notices. Accept payments for keys/fobs, remotes, condo fees, maintenance charge backs, party room and theater room rental and parking rentals and forward these to the property manager. Maintain accurate records of the rentals and the petty cash account. Keep a log book of all incident reports and significant maintenance matters. Keep a log book of application of salt on winter walkways and outside entrances/exits. Provide new residents with a copy of the rules, regulations and policies. Ensure that all contractors sign in to the building using the log book in the office (if such a process is implemented by Management).
8. Other Duties
The employee may be required to perform other duties from time to time.
