Your place in our story
The Property Manager is responsible for delivering a best‑in‑class resident and guest experience across multiple Minto properties. This role oversees Guest Services (concierge, doorman, reservations), Housekeeping, and Property Operations teams. The Property Manager ensures exceptional service delivery, operational efficiency, legislative compliance, and strong financial performance across both luxury furnished and unfurnished suites.
Here’s how you’ll contribute
Strategic Leadership

Leads and supports the implementation of business strategy across the portfolio.

Develops and executes annual operating and capital budgets.

Reviews monthly financials, forecasts, and variance reports.

Identifies opportunities to enhance long‑term property performance, including strategic investments and cost‑effective alternatives.

Establishes high service standards and ensures alignment with Minto’s values of Courage, Partnership, Innovation, and Accomplishment.
Guest Services & Resident Experience
-
Oversees concierge, doorman, reservations, and guest‑facing operations to ensure consistent, superior service delivery.

Establishes and maintains SOPs focused on guest satisfaction, revenue optimization, and operational efficiency.

Ensures strong interdepartmental communication and alignment.
-
Implements resident programs and events that enhance community engagement.
-
Reviews and monitors internal and external satisfaction metrics, including surveys and Google reviews.

Responds to escalated resident/guest concerns promptly and professionally.

Creates, reviews, and approves resident communications.
-
Ensures employees are informed, trained, and aligned with service expectations.
Housekeeping Leadership
-
Oversees all housekeeping operations for furnished and unfurnished suites, amenity spaces, common areas and staff
-
Ensures suites are cleaned, inspected, and prepared to luxury standards, including turnover and rent‑ready requirements.

Develops and enforces housekeeping SOPs, quality standards, and inspection protocols.
-
Coordinates daily housekeeping assignments and ensures adequate staffing levels.
-
Works closely with Front Desk and Guest Services to coordinate check‑outs, arrivals, and room readiness.

Manages inventory, supplies, and vendor relationships to ensure cost‑effective operations.
-
Ensures compliance with health, safety, sanitation, WHMIS, and AODA standards.
-
Provides hands‑on support when required to maintain service levels.
Property Operations & Maintenance
-
Oversees in‑suite repairs, turnover work, and ensures suites are delivered with zero deficiencies.

Implements maintenance programs established by Facilities Management, including compliance and health & safety requirements.

Interprets and analyzes mechanical and maintenance reports to identify trends and improvement opportunities.
-
Ensures all areas are free of hazards and escalates issues requiring immediate resolution.

Manages contractor performance in accordance with the Minto Contractor Code of Conduct and recommends additions/removals from the approved vendor list.

Uses Yardi ERP to manage work orders, reporting, and operational workflows.
Financial Accountability
-
Develops, monitors, and controls operating and maintenance budgets.

Forecasts staffing and operational needs to support scheduling and financial planning.
-
Identifies opportunities to improve efficiency, reduce costs, and enhance ROI.

Processes and approves invoices, incident reports, and administrative service requests.
Tenancy Administration
-
Maintains a detailed understanding of lease agreements and ensures proper application throughout the tenancy.

Administers deviations, addendums, and documentation related to resident files.
-
Manages accounts receivable targets, monitors delinquency, and acts in accordance with applicable legislation.

Ensures compliance with the Residential Tenancies Act, including notice of entry and access requirements.
People Leadership
-
Builds, manages, and develops high‑performing teams across Guest Services, Housekeeping, and Property Operations.

Ensures all team members are trained, equipped, and motivated to deliver exceptional service.

Coaches and mentors staff, conducts performance evaluations, and supports career development.
-
Participates in recruitment, onboarding, and ongoing training initiatives.
-
Fosters a culture of collaboration, accountability, and continuous improvement.
Compliance & Professional Development
-
Ensures all operations comply with relevant legislation, including the Residential Tenancies Act, Health & Safety standards, WHMIS, AODA, PIPEDA, and Human Rights requirements.

Maintains professional knowledge through workshops, industry associations, and benchmarking.
-
Collaborates with sustainability, revenue management, asset management, leasing, project management, and central services teams.
What you bring to the team
-
5–10 years of relevant experience in property management, hospitality, housekeeping leadership, or guest services.
-
Strong knowledge of residential property legislation and tenancy administration.
-
Experience supervising housekeeping teams and ensuring quality standards.
-
Proficiency in Microsoft Office (Word, Excel, PowerPoint), Outlook, and Yardi.

Strong communication skills (listening, verbal, written).
-
Excellent decision‑making, problem‑solving, and judgment.
-
High attention to detail, strong organizational skills, and the ability to manage multiple priorities.
-
Demonstrated initiative, creativity, and leadership capability.
Hiring pay range: $90,000 - $95,000 a year
