About The Role:
With a passion for care towards tenants , families and team members, the Maintenance Worker Housing is responsible for maintaining the facility’s physical plant in a safe, clean and sanitary condition, ensuring that all utility, electrical, and mechanical systems are fully operational. The Maintenance Worker -Housing is responsible for all safety related functions for the facility as required in order to foster a safe environment for all tenants.
What You Will Do:
Tenant Centered Care:
Promotes service excellence to achieve and maintain quality tenant centered services within the scope of Maintenance.
Ensures that the “No Smoking” policy is followed and reports any instances of non-compliance.
Regularly inspect the interior and exterior of the facilities to locate deficiencies and repairs in accordance with established preventative maintenance schedule.
Repairs and maintains hardware, fixtures, furnishings, carpet, and flooring as required.
Ensures that work requisitions are completed in a timely and cost-effective manner while ensuring quality workmanship.
Ensures that all outdoor greenspace is maintained, including shrubs, trees, flower beds, and lawns.
Maintains sidewalks, parking areas and roads by removing snow, salting, and sanding during winter months. Arranges contracts for major snow removal if necessary.
Responds to emergency situations such as fire, power outage, or water damage in accordance with established policies and procedures.
Assists with general maintenance requests and moves furniture as required.
Documentation:
Accurate, comprehensive and timely technical documentation in alignment with Bethany policies and procedures.
Reports areas requiring improvement and documents actions taken.
Identifies and evaluates equipment replacement requirements.
Submits a written report of action taken when responding to situations with tenants , building, and system changes.
Follows work order processes and policies for maintenance repair of building.
Maintains an inventory of tools, parts, and equipment.
Maintains maintenance inventory to support that day-to-day maintenance activities of the facility.
Identifies and reports the need for new equipment and communicates the needs to the Maintenance Supervisor.
Requisitions supplies and parts as required for efficient maintenance of facilities.
Records and monitors all ABSA boiler logs and ensures compliancy with ABSA codes and regulations.
Ensures work requests and work orders in eMaint program are updated weekly.
Safety:
Contributes to a safe environment for tenants , the team and self by understanding and adhering to safety guidelines and practices at all times.
Proactively identifies and mitigates unsafe conditions in the work environment, including any reported or observed unsafe conditions within the work environment with priority and on a timely basis.
Monitors emergency systems including fire alarms, fire panels, heat and smoke detectors, suppression/sprinkler equipment and extinguishers and ensures inspections or repairs are completed regularly.
What You Bring:
Grade 12 Education or recognized equivalent.
ABSA 5th Class certification.
3 to 5 years’ maintenance experience, preferably in a n independent residential facility.
Demonstrated experience on BMS.
Able to work effectively in a physically and mentally demanding environment.
Valid Class 5 driver’s license and have access to a reliable vehicle for travel to different sites as required and for on call duties.
Knowledge of blueprint and specifications reading and implementation.
Proven ability to organize and prioritize various demands.
Must have a strong working knowledge of fire codes, building codes, and general safety regulations.
Strong communication skills and an ability to work collaboratively with coworkers, tenants , families and contractors on site.
The position requires availability to take part in the on-call rotation, during which afterhours emergency calls are to be responded to.
The position requires availability to assist at other sites as work levels necessitate.
