Where You’ll Add Value
The Regional Sales & Marketing Manger reports to the Regional Director, Sales & Marketing and is a key member of the Regional Operations team. They will be assigned to our portfolio of properties in across South Western Ontario. They thrive in a demanding, fast-paced entrepreneurial environment and possess strong analytical and communication skills. The role is responsible for managing and maintaining suite occupancy in their assigned portfolio.
The objective is to build a competitive advantage by delivering a Best in Class customer experience from resident acquisition to retention. They provide leadership and direction in the implementation of leasing, marketing and customer relationship management strategies and initiatives. They will leverage their expertise to drive results by effectively communicating, sharing information, learnings, and knowledge with all leasing Team Members, and with the Leasing Team Lead directly reporting to them. As an expert, they will provide advice and guidance on sales and marketing initiatives, as well as working closely with key business partners to understand business initiatives and developments to effectively plan and integrate execution activities.
How You’ll Make a Difference
1. Regional Sales & Marketing (75%):
- Supports the Sales & Regional Marketing by developing, maintaining, and executing the sales & leasing strategy for each building in the portfolio including under performing asset plans
- Maintain all advertising listings ensuring that pricing and incentives are current
- Performs regular site visits conducting “street-to-suite” and leasing reviews, providing coaching as needed
- Ensures all leasing team members have received full training and are meeting conversion and sales expectations
- Conducts regular 1:1 meetings with Leasing Team Lead to review strategies, goals, results, opportunities and follow up on the Sales dedicated team.
- Participates in the creation of, and drives the execution of, Under Performing Asset Plans for identified sites
- Monitors pricing management monthly including making pricing recommendations and managing the process to ensure all departments and site staff are aware of pricing changes
- Analyzes vacancy, traffic and leasing on a weekly/monthly basis and develops recommendations appropriate for each building
- Conducts quarterly market and pricing surveys, analyzes data, provides recommendations and organizes competitive mystery shops
- Supports the National & Regional Operations as well as Marketing team to develop and execute annual sales and marketing plan, adjusting throughout the year as needed
- Identifies local strategic marketing and advertising opportunities for buildings
- Maintains all advertising listings, ensuring that pricing, incentives, and content are current
- Develops and manages the Regional Sales & Marketing budget for their portfolio
2. Resident Services (10%):
- Plans, coordinates, and implements Resident events and activities
- Manage the resident events budget
- Works with the Manager, Resident Experience to execute marketing communications to Residents
3. Learning & Development (15%):
- Provides on-site training and coaching of new Team Members on sales and leasing standards and procedures, including administrative processes
- Delivers classroom-style module training, and national program training to Site Team Members and Leasing Agents as required
- Reviews all Mystery Shop reports and provides coaching and feedback in conjunction with the Regional and Property Managers
- Provide reports on key metrics related to sales, resident activity and the customer experience
- Partners with the Learning & Development team to provide subject matter expertise on organizational learning needs
- Attends semi-yearly professional development workshops with the Learning & Talent team to enhance training and facilitation skills
The Expertise You’ll Bring
University or post-secondary education required, preferably in Marketing or Business degree, with specialization in Marketing
5+ years of experience in residential real estate sales or leasing
Ability to generate leads and stimulate demand for real estate sales or rentals
Strong knowledge, experience, and proven track record in managing social media and other digital platforms
Supervisory and/or coaching experience required

Ability to speak other languages is considered an asset.

Travel: Valid driver’s license and a vehicle required
Preferred Qualifications and Experience
Exposure to leasing/marketing/sales in a multi-residential or other related industry asset class is preferable
Proficiency in Microsoft Office (Word, Excel, Outlook and PowerPoint) required. Knowledge of Yardi and Adobe Creative Suite would be an asset
Experience with internet listing site marketing is an asset

Annualized Base Salary Range: $ 70,000 - $80,000
