CONSTRUCTION MANAGER

Position Overview:
Avillia Developments specializes in land development and construction, and we are looking for an experienced and Construction Manager to lead the construction aspects for our land projects – from consultant coordination, to budgeting and proformas, to site construction, and to warranty wrap-up. The ideal candidate will have direct experience in the construction of infrastructure for new neighbourhoods and a strong background in budgeting, cost tracking, and managing contractors.
This role requires excellent organizational and communication skills, a solution-driven mindset, and the ability to manage multiple priorities within a collaborative, hardworking team.
Responsibilities:
· Oversee all aspects of infrastructure delivery of our new neighbourhoods from engineering plan approval to stage wrap-up
· Prepare detailed project budgets and work with the Development Manager on full project proformas
· Develop, in conjunction with our engineering consultants and contractors, dirt management strategies, and optimal infrastructure delivery plans
· Coordinate with our consultants on plan and permit approvals (engineering drawings, ESC plans, grading permits, etc.)
· Ensure constant communication with Municipalities to keep apprised of approvals and inspections, and keep them apprised of construction status
· Tender and negotiate construction contracts for all aspect of infrastructure installation
· Keep the Development Manager informed as to schedule adherence and identify any timing delays along with solutions to get the project back on track
· Review and confirm that all invoices and PPCs are contract compliant, holdback are calculated, and any changes or force accounts are accurate and legitimate
· Coordinate with our Sales Team on lot delivery and building permit timing
· Work with our Marketing Team on signage, flagging, showhome sites, and other onsite market initiatives
· Ensure every construction site is clean and safe, and communicate with Contractors and Home Builders safety and cleanliness issues
· Manage the warranty and site maintenance aspects of the project
· Obtain Construction Completion certificates, and Final Acceptance for each stage of development
· Maintain project contracts and other necessary financial and legal documentation

Qualifications:
· Degree or diploma in Engineering or a construction related field
· Minimum of five (5) years’ direct experience in construction in land development or municipal infrastructure
· Proven construction management, project management, and project coordination skills
· Strong organizational and documentation skills with always a focus on detail
· Proficient in Microsoft Excel and understanding of scheduling software
· Excellent written and verbal communication skills
· Proven ability to manage multiple priorities and deliver high-quality results
· Personal Vehicle relevant for construction sites and a current drivers license
