Aboutthe Role:
As aCBRE Maintenance Mechanic, you will be responsible for day-to-day buildingoperations and maintenance for a facility, campus, or portfolio of small tomedium sized buildings.
This position is responsible for performingsemi-skilled work in a variety of the building maintenance trades in themaintenance and repair of facilities and equipment. Additionally, this positionis responsible for the maintenance, tuning strategies, and upgrades associatedwith the building automation system (BAS). This position will require extensiveknowledge of the ESC automation, IntelliWeb and will be responsible forimplementing and maintain energy conservation measures and optimization incoordination with ESC and EPL.
WhatYou’ll Do:
Provide coordination, instruction and guidance to Building Operators and other classifications/trades. Respond to client requests and emergencies. Oversight of Preventative Maintenance Program including Weekly scheduling of all PPM tasks, Quality control checks on predetermined amount of PPM for the purpose of staff monitoring and assist with reporting of PPM related items for the monthly Performance Monitoring Report. Review Demand Requisition tasks and perform Quality control checks on completed daily tasks. Ensure all PM’s required by Code are incorporated into CMMS. Work with all staff to monitor daily task completion and monitor task completion to avoid Service Failure situations. Participate in and/or facilitate staff meetings as required. Oversight of Purchasing practices. Seek out cost saving measures (i.e., alternative contractors for PM work, etc.). Assist and develop on site business operations. Identify, document and manage Lifecycle repairs and budgets. Assist with Start-up/shutdown of building equipment. Assist with ensuring maximum energy efficiency, inspect/operate/maintain and repair mechanical/ electrical systems and equipment (including boilers, chillers, HVAC equipment, pumps, generators, life safety system, etc.). Identify materials/services required for operation of facility. Troubleshoot/repair building automation system and building infrastructure equipment. Monitor, schedule and audit work of contractors/external service providers to ensure adherence to company/industry/infection control standards. Participate in review of operating policies/procedures as required. Work in compliance with Occupational Health and Safety Act and other applicable codes. Escalate unusual events/occurrences to supervisor. Direct building operation; identify problem areas; develop/initiate corrective action. Review reports on problems encountered; provide feedback on action taken. Audit work of contractors/external service providers to ensure adherence to company/industry standards. Perform daily rounds and log readings, as required. Perform general building maintenance/repairs (e.g., lighting, door repairs, fan/air handling units, replacement of filters, belt inspections and replacements, etc.). Assist other classifications/trades as required. Maintain a clean work environment. Perform other duties as assigned. This position is required to work a regular shift rotation which will include evenings, and may include weekends and holidays. Overtime and on-call work as required which will require participation in the after-hours emergency response on call program.
WhatYou’ll Need: High School Diploma or equivalent 4th Class Power Engineer; or willing to obtain within 6 months of hire Trades background is considered an asset Water treatment experience is considered an asset; training to be provided Minimum 3 years experience as a Building Operator in a mix-use high-rise office/retail building Must have a solid understanding of the maintenance and operational routines of large mechanical equipment Proven computer skills (i.e., Microsoft Office – Excel, Word, Outlook) Must have extensive experience with Direct Digital Control (DDC) systems, ESC and Delta product Knowledge of Computerized Maintenance Management System (CMMS) and Building Automation System (BAS) Ability to read and understand drawings and schematics Ability to communicate effectively in English (oral and written) Ability to work in a team environment Applicants must be currently authorized to work in Canada without the need for visa sponsorship now or in the future.
