Overview
We are seeking a dynamic and proactive Building Superintendent to oversee the daily operations, maintenance, and safety of our building facilities. This vital role ensures that the property functions smoothly, efficiently, and safely, providing a comfortable environment for tenants and staff alike. Responsibilities
- Manage and supervise the maintenance team to ensure timely completion of repairs and preventative maintenance tasks
- Oversee building systems including HVAC (Heating, Ventilation, and Air Conditioning), electrical, plumbing, and low voltage systems to guarantee optimal operation
- Develop and implement maintenance schedules using Computerized Maintenance Management Systems (CMMS) to track work orders and asset history
- Review schematics, technical manuals, and electrical or mechanical diagrams to troubleshoot issues effectively
- Coordinate project management activities for renovations or upgrades, ensuring projects are completed on time, within scope, and budget
- Conduct regular inspections of the property to identify potential issues related to industrial maintenance or safety hazards
- Supervise emergency responses and coordinate with external contractors or emergency services when necessary
Skills
- Proven management and supervising experience in building operations or industrial maintenance environments
- Strong project management skills with the ability to prioritize tasks efficiently
- Mechanical knowledge related to building systems such as HVAC, electrical circuits (including low voltage), and plumbing
- Familiarity with programmable logic controllers (PLCs) used in building automation systems
- Experience working with schematics, technical drawings, and control diagrams for troubleshooting purposes
- Excellent leadership qualities with the ability to motivate teams and foster a safety-conscious work culture
- Proficiency in English for effective communication across diverse teams and stakeholders
