We are looking for an experienced live-in caretaker for an 65 suite apartment building in East Transcona. This is an important position that would be suitable to mature, confident and responsible people with exceptional interpersonal and communication skills.
Duties and responsibilities include:
- cleaning the common areas of the building
- cleaning suites as required when a tenant moves out
- cleaning the grounds around the building
- light yard work (cutting & trimming grass; watering lawn, flowers and trees; weeding; picking up leaves)
- shovelling snow and keeping sidewalks clear of ice in the winter
- minor repairs in common areas and in suites
- enforcing the property manager's rules and regulations
- showing suites to prospective tenants
- completing incoming and outgoing condition reports
- tenant relations: responding quickly to tenant requests/concerns and always being polite and courteous
- being on call at all times in case of emergency
- occasionally working evenings or weekends to show suites, complete condition reports, and complete cleaning and repairs in suites prior to move ins.
- maintaining a high level of professionalism and presentability at all times
Qualifications include:
- exceptional communication skills
- self-motivated
- pleasant demeanor and good people skills
- previous janitorial/cleaning experience
- previous experience with a variety of maintenance and repairs (especially plumbing: repairing/replacing taps; repairing toilets; unclogging/snaking blocked toilets, sinks, and bathtubs; repairing/replacing sink drains; caulking countertops and plumbing fixtures)
- the ability to work independently and efficiently
- the ability to take instruction, receive constructive feedback, and the motivation to learn the skills required to perform the job to a high standard
- must be physically fit, able to shovel snow, and capable of lifting 50 lbs.
