Position Summary
The Director of Maintenance & Facilities is responsible for the overall maintenance, functionality, appearance, and operational integrity of multiple hospitality properties, including two winery estates and one standalone restaurant. This role oversees all building systems, preventative maintenance programs, landscaping operations, vendor coordination, seasonal property readiness, and capital maintenance planning.
The successful candidate will ensure that all properties are maintained to the highest standards of presentation, safety, guest experience, and operational efficiency while managing maintenance staff, contractors, and landscaping teams across all sites.
Core Responsibilities
Property & Facility Maintenance
- Oversee day-to-day maintenance operations across all assigned properties.
- Ensure all buildings, grounds, guest areas, kitchens, patios, production spaces, washrooms, offices, parking lots, and staff areas are maintained to luxury hospitality standards.
- Coordinate and prioritize maintenance requests from operational teams.
- Troubleshoot and resolve maintenance issues in a timely manner.
- Conduct regular property inspections and identify deficiencies, repair requirements, and safety concerns.
- Oversee maintenance and servicing for all mechanical, electrical, plumbing, HVAC, irrigation, refrigeration, lighting, and building systems.
- Develop and manage preventative maintenance programs for:
- o HVAC systems
- o Boilers and mechanical equipment
- o Refrigeration systems
- o Electrical systems
- o Plumbing issues when they arise
- o irrigation - oversee scheduling
- o Winery production equipment (assisting Winemaker when needed)
- o Generators and backup systems
- o Fire and life safety systems
- o Maintain detailed maintenance logs and service schedules
- Oversee emergency repairs and after-hours response when required.
Winery & Hospitality Support
- Ensure uninterrupted operation of winery production and hospitality services
- Support harvest operations and seasonal production requirements
- Collaborate with hospitality, culinary, vineyard, and events teams
- Respond quickly to operational emergencies
- Landscaping & Grounds Management
- Oversee landscaping operations across all winery and restaurant properties.
- Maintain the visual presentation and curb appeal of all grounds, gardens, vineyards-adjacent spaces, patios, walkways, parking lots, and guest arrival areas.
- Develop seasonal landscaping plans including planting, pruning, irrigation, fertilization, and grounds beautification.
- Coordinate snow removal, salting, leaf removal, and seasonal property cleanup.
- Ensure all outdoor guest spaces are consistently maintained for events, weddings, tastings, and restaurant operations.
- Monitor irrigation systems and coordinate repairs and seasonal servicing.
- Ensure outdoor lighting, signage, fencing, pathways, and exterior features remain in excellent condition.
- Support peak seasonal transitions including patio openings/closures, winterization, and event season setup
Vendor & Contractor Management
- Source, manage, and coordinate external contractors and service providers, including obtaining quotes, negotiating pricing, scheduling repairs and preventative servicing, and ensuring timely execution across all properties.
- Ensure contractor performance, service quality, workplace safety compliance, insurance requirements, and overall vendor accountability are consistently maintained to company standards.
- Capital Projects & Property Improvements
- Assist with planning and execution of property upgrades, renovations, and improvement projects.
- Coordinate with ownership, operations, designers, engineers, and contractors
- Support new construction, expansion, or refurbishment initiatives as required.
- Monitor project budgets and ensure cost-effective execution.
- Identify opportunities for operational efficiencies and long-term asset preservation.
Team Leadership
- Supervise and provide direction, scheduling oversight, and performance accountability for onsite maintenance personnel across all properties.
- Coordinate cross-property maintenance resources based on operational priorities.
- Train staff on maintenance procedures, equipment operation, safety practices, and company standards.
- Establish performance expectations and accountability measures.
- Foster a proactive, service-oriented maintenance culture.
Safety & Compliance
- Ensure all properties comply with health and safety regulations, fire code requirements, and workplace standards.
- Conduct routine safety inspections and maintain maintenance records.
- Coordinate required inspections, certifications, and servicing schedules.
- Ensure proper handling and storage of tools, chemicals, equipment, and maintenance supplies.
- Support emergency preparedness procedures and property risk management.
- Ensure compliance with:
- o Ontario building and fire codes
- o Health & safety regulations
- o WSIB requirements
- o Environmental standards
- o Food and beverage facility requirements
Inventory & Budget Management
- Manage maintenance budgets, repair costs, inventory, and operating expenses while maintaining cost controls and high-quality service standards across all properties.
- Track maintenance KPIs, prepare maintenance reports and property condition updates, identify opportunities for operational efficiencies and energy savings, and recommend capital replacements and major repair planning.
- Operational Expectations
- Maintain a hands-on presence across all properties.
- Support hospitality operations during peak seasons, events, weddings, and high-volume periods.
- Respond quickly and professionally to urgent operational issues.
- Prioritize guest experience and property presentation at all times.
- Maintain flexibility for evenings, weekends, and emergency situations when required.
Qualifications & Requirements
- Minimum 7+ years of property maintenance or facilities management experience, preferably across multi-site hospitality or commercial environments
- Strong knowledge of building systems including HVAC, plumbing, electrical, irrigation, and general repairs.
- Experience managing landscaping operations and seasonal grounds maintenance.
- Strong organizational and project management skills.
- Proven ability to manage vendors, contractors, and maintenance teams.
- Working knowledge of health and safety regulations.
- Ability to prioritize multiple projects and operational demands simultaneously.
- Excellent communication and leadership skills.
- Valid driver’s license required. Regular travel between company properties required.
- Knowledge of and ability to implement preventative maintenance software or work order systems.
- Trade certification(s) considered an asset (e.g., electrical, plumbing, HVAC, refrigeration, carpentry)
- Ability to work flexible hours, weekends, and on-call as needed.
Pay: From $75,000.00 per year
Ability to commute/relocate:
- Niagara-on-the-Lake, ON: reliably commute or plan to relocate before starting work (preferred)
Experience:
- Multi-Property Maintenance Management: 7 years (preferred)
Licence/Certification:
- tickets or trades certificates (preferred)
