Position Summary
GS Homes is seeking an experienced, motivated, and detail-oriented Residential Site Supervisor to oversee the construction of single-family homes, duplexes, and townhouse developments from excavation through homeowner possession.
The successful candidate will be responsible for coordinating trades, maintaining construction schedules, ensuring exceptional workmanship, enforcing safety standards, and delivering homes that exceed customer expectations. This position requires strong leadership, excellent organizational skills, and the ability to manage multiple homes simultaneously while maintaining GS Homes' commitment to quality.
Key Responsibilities
- Supervise all phases of residential construction from site preparation to final occupancy.
- Coordinate daily activities of subcontractors, suppliers, inspectors, and utility providers.
- Ensure construction schedules are maintained and milestones are achieved on time.
- Conduct daily site inspections to verify workmanship, quality, and compliance with construction drawings and specifications.
- Ensure all work complies with the Manitoba Building Code, National Building Code, municipal requirements, and applicable safety regulations.
- Maintain clean, organized, and safe construction sites in accordance with Workplace Safety and Health requirements.
- Identify construction deficiencies early and coordinate timely corrective actions.
- Schedule and manage municipal inspections, engineering inspections, and occupancy requirements.
- Perform quality control inspections throughout each stage of construction, including foundation, framing, insulation, drywall, finishing, and final completion.
- Review blueprints, specifications, and architectural drawings to ensure accurate execution.
- Coordinate material deliveries to ensure construction proceeds without delays.
- Manage project budgets by minimizing waste, monitoring labour productivity, and controlling construction costs.
- Monitor trade performance and ensure subcontractors meet GS Homes' quality and scheduling expectations.
- Complete daily construction reports, site logs, progress updates, deficiency reports, and safety documentation.
- Conduct regular toolbox meetings and enforce all company safety policies.
- Communicate regularly with Project Managers regarding project status, schedule, risks, and required decisions.
- Assist homeowners during scheduled site walkthroughs and maintain a professional, customer-focused approach throughout the building process.
- Coordinate pre-possession inspections, deficiency corrections, and final homeowner turnover.
- Assist the Warranty Department with warranty-related inspections and deficiency resolutions as required.
- Maintain company equipment, tools, and job site assets in good condition.
- Promote a culture of professionalism, teamwork, accountability, and continuous improvement.
QualificationsExperience
- Minimum 5 years of residential construction supervision experience.
- Experience managing multiple residential home builds simultaneously.
- Strong understanding of residential construction methods, sequencing, and scheduling.
- Experience with custom homes, production homes, and townhouse construction is considered an asset.
Education
- Diploma or Degree in Construction Management, Civil Engineering, Architectural Technology, Carpentry, or a related field is preferred.
- Equivalent industry experience will also be considered.
Required Skills
- Strong knowledge of residential construction practices and building systems.
- Thorough understanding of the Manitoba Building Code and local municipal construction requirements.
- Excellent leadership, communication, and conflict-resolution skills.
- Strong organizational and time-management abilities.
- Ability to read and interpret construction drawings, specifications, and engineering plans.
- Experience using construction scheduling and project management software (Buildertrend, Procore, Microsoft Project, or similar) is an asset.
- Proficient in Microsoft Office (Word, Excel, Outlook).
- Strong problem-solving and decision-making skills.
- Ability to prioritize multiple projects while meeting deadlines.
