We are looking for a motivated candidate who will be hands-on in the day-to-day operations of a commercial complex in Richmond.
JOB RESPONSIBILITIES
- Keep the building in a good standing order and ensure the property manager is informed of emergencies or potential problems
- Patrol the premises daily as pre-determined by the property manager
- Check locker, boiler room, sprinkler, generator room, all utility/service rooms, and parkade. Report all concerns to the property manager
- Clean podium garden area, replace burnt out light bulbs
- Replace all burnt out light bulbs – inside and outside in the remainder area
- Maintain inventories, maintenance records and other information required on the operations manual in order and up to date.
- Clean benches outside when needed
- Keep the premises and the outside areas surrounding the building clean and in a presentable fashion
- Update Entry Directory Panel
- Program access remote(s)
- Ensure all doors are locking and working properly in the parkade and utility rooms
- Assist all trades with accessibility
- Keep all office paperwork up to date
- Report unlawful vehicles
- To repair, maintain and replace those items in the remainder that require attention and that can be completed by the facility manager
- Security patrol the common area.
- Perform minor building maintenance and repair, and coordinate contractors/trades for extensive work and emergency repairs
- Maintain facility manager maintenance records and other information required or identified by the property manager
- Test generator and fire fighting system.
- Hose down/power wash commercial garbage area
- Spot power wash parkade where necessary
- Power wash all front entrance, lobby outside glass, driveway, stair areas and common area where necessary
- Respond to emergencies on a 24hr basis
QUALIFICATIONS
· Excellent communicator, both verbal and written
· Self-motivated with the ability to take directions
· Has a professional work ethic
· Knowledge and/or experience regarding electrical, plumbing and general maintenance
Pay: From $22.00 per hour
