Centre Square Mall is a prominent commercial property located in the heart of Yellowknife and is part of the Nunastar Properties Inc. group of companies. We are committed to maintaining safe, efficient, and well-maintained facilities for our tenants, customers, and employees.
We are currently seeking an experienced and hands-on Building Operator to oversee the day-to-day maintenance and operation of Centre Square Mall.
This is a local position based in Yellowknife, NT. Fly-in/fly-out and rotational work arrangements are not available.
Position Summary
The Building Operator is responsible for the safe, efficient, and cost-effective operation and maintenance of Centre Square Mall. This role combines hands-on maintenance responsibilities with operational oversight, vendor coordination, and supervision of the Maintenance Technician.
The successful candidate will be comfortable working independently, troubleshooting building systems, performing repairs, coordinating contractors, and ensuring the property is maintained to a high standard.
The Building Operator participates in an on-call rotation and must be available to respond to emergency maintenance situations as required.
Key Responsibilities:
Building Operations & Maintenance
- Perform preventative maintenance and repairs on building systems and equipment.
- Monitor and maintain HVAC, plumbing, electrical, mechanical, and life safety systems.
- Conduct regular inspections of building systems and common areas.
- Troubleshoot maintenance issues and implement corrective action.
- Ensure all maintenance activities are completed safely and efficiently.
- Maintain building logs, maintenance records, and inspection reports.
Leadership & Staff Supervision
- Provide day-to-day direction to the Maintenance Technician.
- Assist with scheduling, assigning work, and monitoring completion of maintenance tasks.
- Support employee development through coaching and training.
- Promote a safe and productive work environment.
Contractor & Vendor Management
- Coordinate and oversee external contractors and service providers.
- Obtain quotations and assist with project planning and budgeting.
- Ensure vendors comply with safety regulations and site requirements.
- Monitor quality of work and contract performance.
Property Maintenance
- Complete general repairs and maintenance throughout the property.
- Conduct seasonal maintenance activities.
- Monitor property condition and identify opportunities for improvement.
- Support tenant needs and respond to maintenance requests in a timely manner.
Health, Safety & Compliance
- Ensure compliance with applicable health, safety, environmental, and building regulations.
- Participate in emergency response activities as required.
- Support fire safety inspections and testing programs.
- Ensure all work is completed in accordance with company policies and procedures.
On-Call Responsibilities
- Participate in an on-call rotation schedule.
- Respond to after-hours maintenance emergencies as required.
- Coordinate emergency repairs and service providers when necessary.
Qualifications Required
- Minimum 3-5 years of commercial building maintenance or building operations experience.
- Strong knowledge of HVAC, plumbing, electrical, and mechanical systems.
- Ability to diagnose and resolve maintenance and operational issues.
- Experience working independently with minimal supervision.
- Valid driver's license with an acceptable driver's abstract.
- Strong communication and organizational skills.
- Proficiency with Microsoft Office and maintenance reporting systems.
Preferred
- 4th Class Power Engineering Certificate.
- Experience supervising maintenance staff.
- Experience in commercial retail or mixed-use properties.
- First Aid and WHMIS certifications.

Pay: $75,000.00-$110,000.00 per year
