Position Overview
Reporting to the Property Manager, the Property Maintenance Associate is a 'hands-on' position to support daily operations, maintenance, and overall condition of a portfolio of commercial and residential properties at various locations across the Lower Mainland (such as Burnaby, Surrey, Langley, Maple Ridge, Delta). We are looking for a self-starting and self-driven person who is proactive, dependable, and focused on getting work done well and efficiently. This individual will at times work independently, and at other times together with other employees, owners or separate contractors. The work itself will include completing repairs, maintenance, grounds and lot upkeep, cleaning, service requests, liaising with contractors. The end objective is to ensure the upkeep and betterment of the properties for tenants and owners/investors.
Key Responsibilities (the more of these the better !)
- Conduct routine building inspections and complete regular maintenance tasks
- Perform minor repairs including plumbing, drywall, painting, general carpentry, and basic electrical work
- Troubleshoot maintenance issues and resolve them independently where possible
- Mowing, weeding, planting, pruning, litter removal, and snow removal
- Safely operate power tools (including ones for construction and for garden maintenance)
- Coordinate with external contractors and service providers for repairs and scheduled work
- Monitor building conditions and proactively identify issues before they escalate
- Perform deliveries, errands and other miscellaneous tasks as arise
- Communicate with contractors, building users, and management regarding maintenance-related matters
- Perform other related duties as assigned
Qualifications and Experience (assets, but not all necessary)
- Some experience in building maintenance, facilities, groundskeeping, handyman work
- Any knowledge of HVAC, plumbing, and electrical systems
- Knowledge/experience of tools and equipment use for both construction or landscaping
- Strong organizational and time management skills, independent self-starting and accountability
- Some heavy lifting, bending, kneeling, standing, walking for long periods
- Good communication and coordination working with others, and with pleasant personality and demeanour
- Valid driver's licence and vehicle, ability to drive company pickup or similar, with a trailer
- Ability to work outdoors in various weather conditions, and with noise, odours and vibration
- Often may require PPE like boots, gloves, safety glasses etc.
Work Schedule
- 30 - 40 hours per week, Monday to Friday, during regular business hours, excluding a 30-minute unpaid meal break each day. Flexibility is required for weekend or early evening work when needed.
Pay
- Starting at $45,000 per year or as may be commensurate with experience. Please state your compensation expectations
