POSITION SUMMARY
Brooklyn Construction Ltd. is seeking a skilled and detail-oriented Senior Construction Estimator to lead the preparation of accurate, competitive cost estimates for our residential and commercial construction projects. This is a senior-level, in-office role that plays a critical part in pre-construction planning, bid strategy, and financial feasibility across Brooklyn Construction's growing project pipeline.
The Senior Construction Estimator will work closely with Project Managers, site teams, architects, and subcontractors to produce reliable estimates that support sound decision-making from early design through to tender award.
KEY RESPONSIBILITIES
Estimating Leadership
- Prepare detailed and comprehensive cost estimates for residential and commercial construction projects at various stages, including conceptual, schematic, design development, and tender
- Develop thorough quantity takeoffs and cost breakdowns covering labour, materials, equipment, and subcontractor pricing
- Ensure all estimates align with project scope, schedule, and financial objectives
Tender and Procurement
- Analyze tender documents, drawings, and specifications to identify scope, risks, and opportunities
- Prepare tender packages and subcontractor scope letters for competitive bid processes
- Solicit, review, and level subcontractor and supplier bids
- Negotiate pricing with vendors and subcontractors to secure competitive and accurate terms
Budget Development and Cost Control
- Develop project budgets from pre-construction through to construction completion
- Support project teams with cost monitoring, change order pricing, and budget reconciliation
- Assist with cash flow planning and financial reporting during active construction phases
Value Engineering
- Identify cost-efficient alternatives without compromising quality, design intent, or regulatory compliance
- Propose alternative materials, methods, or phasing strategies that improve project economics
Market Intelligence
- Track current material pricing, labour rates, and subcontractor market conditions in the Ontario construction industry
- Maintain up-to-date cost databases and historical project pricing records for benchmarking
Process and Systems
- Develop and refine standardized estimating templates, tools, and workflows to improve accuracy and efficiency
- Support continuous improvement of the pre-construction process across the organization
Team Development
- Mentor junior estimators and support staff, sharing knowledge and best practices
- Contribute to a culture of precision, accountability, and professional development within the team
Stakeholder Reporting
- Present estimates, budgets, and cost analysis to senior leadership in a clear and organized manner
- Communicate proactively with Project Managers, consultants, and external stakeholders throughout the pre-construction process
QUALIFICATIONS
Required
- Degree or diploma in Construction Management, Civil Engineering, Quantity Surveying, or a related field
- Minimum 5 to 7 years of progressive construction estimating experience
- At least 2 years in a senior or lead estimating capacity
- Proficiency with estimating software such as Bluebeam, PlanSwift, Timberline, or similar platforms
- Strong knowledge of Ontario construction costs, building systems, and project delivery methods
- Solid understanding of Ontario Building Code, permitting processes, and trade scopes
- High attention to detail, strong analytical skills, and the ability to manage multiple estimates simultaneously
- Excellent written and verbal communication skills
Preferred
- Professional Estimator Certification (AACE, ASPE, PQS, or similar)
- Experience estimating both low-rise residential and commercial ICI projects
- Exposure to design-build or general contractor environments
COMPENSATION AND BENEFITS
- Salary Range: $120,000 to $160,000+ annually, based on experience and qualifications
