Superintendent – Residential Apartment Building
Full‑time │ On‑site │ Monday–Friday 8AM-4PM / Emergency After hour calls
Role snapshot
You will be the on‑site go‑to for building maintenance anddaily cleaning, coordinating contractors, repairs, and keeping common areas in top shape. The position is full‑time, five days a week.
Key responsibilities
Maintenance & Operations
- Triage issues — assess problems, decide next steps, schedule and confirm contractor work.
- General repairs — painting, drywall, doors, locks, garage doors, alarm resets, etc., with routine walk‑through inspections.
- Trade coordination — act as on‑site contact for vendors (Bell, Rogers, etc.) and maintain a detailed work log.
- Move‑ins/outs — hang elevator pads, monitor movers, and inspect common areas afterwards.
- Emergency response — tackle leaks, elevator or HVAC failures, and support police/EMS/fire when needed.
- Scheduled maintenance — oversee contract work and routine testing.
- Seasonal tasks — follow the condo’s annual calendar (snow/ice control, outdoor furniture, heating cables, hose storage, etc.).
- Security & inventory — assist gatehouse, manage fobs, and keep supplies well‑stocked yet lean.
Cleaning & Grounds
- Weekly garbage/blue‑bin removal using a shared tractor and wagon.
- Daily cleaning of lobbies, corridors, elevators, garage and other common areas (full Schedule B provided to shortlisted candidates).
You’ll report directly to the off‑site Property Manager and liaise with the condo board as required.
Pay: From $24.00 per hour
